Full Job Description
Evergreen is building out our Portfolio Management function and seeking a Sr. Associate or Vice President to join a high-performing, investor-facing team. Our team acts as the internal advocate and fiduciary for our institutional investors, delivering the analysis, strategy, and communication that drive optimal portfolio performance. We engage with institutional LPs daily and provide subject matter expertise across asset management, debt optimization, cash management, financial reporting, performance attribution, and valuation. As a Sr. Associate or VP on this team, you will own portfolio modeling and analysis, build investor-facing materials, and support transaction execution across our single-family rental (SFR) investment vehicles. You will have direct exposure to institutional LPs and senior leadership from day one. This position is based in our downtown Dallas or NYC office, with a hybrid work schedule available. The Role: Responsibilities include, but are not limited to, the following: - Develop, maintain, and improve complex investment and fund-level models for leadership reporting and investor-facing presentations - Participate in investor portfolio reviews to understand each investment strategy's fundamental profile. - Provide advice to investors regarding optimization of financial performance, portfolio composition, revenue & expense policy, financing/capital structure, and exit opportunities - Partner with Asset Management and FP&A to support financial reporting, forecasting, budgeting, and senior management updates - Coordinate with the Acquisition and Disposition teams to forecast fund sources and uses and optimize portfolio composition - Present monthly and quarterly to senior leadership on portfolio performance (actual vs. budget) - Aggregate and synthesize data and information across functions to respond to ad hoc investor requests - Quantify the economic impact of revenue, expense, and cost of capital across the SFR portfolio - Highlight fund and asset-specific issues and opportunities - Apply quantitative methods to evaluate asset allocation, concentration risk, and portfolio optimization opportunities - Assist in the development of scalable reporting and infrastructure to support data-driven decision making - Benchmark portfolio performance against peers and identify competitive positioning opportunities Qualifications and Experience: - Bachelor's degree required. CFA (completed or in progress) or accounting background a plus - 4-7 years of relevant experience in investment banking, private equity, real estate, or consulting - Strong quantitative and analytical skills. Experience with quantitative investing and portfolio construction - Advanced proficiency in Excel financial modeling and PowerPoint. Familiarity with SQL, Python, or data visualization tools (e.g., Tableau) is a plus - Ability to work independently and manage multiple projects effectively under tight deadlines - High standards of accuracy and precision, strong attention to detail, and highly organized - Excellent analytical and problem-solving skills - Strong verbal, quantitative, and written communication skills - Demonstrate abilities to: - Interpret and present analysis clearly, translating it into actionable strategy - Maintain a strong working knowledge of SFR market dynamics and institutional investment trends - Articulate insight and thoughtfully present to investors and management - Build expertise across a wide range of asset management, capital markets, and operational topics - Execute under tight deadlines, translating analysis into actionable recommendations - Collaborate across organizations and manage stakeholders - Monitor and synthesize developing industry trends and competitive dynamics The anticipated base salary range for this position is $145,000 - $165,000. Total compensation may also include a discretionary performance-based bonus.
