Full Job Description
Title: Associate/Sr. Associate

Position: Full Time

THE POSITION

As an Associate/Senior Associate, you'll be responsible for using analysis, communication, and problem solving to oversee underwriting, deal closing and coordination with various third parties. You'll work closely with our experienced team, using your problem-solving skills to help us identify opportunities and mitigate risks.

What You Can Expect To Do
• Provide financial analysis and underwriting of potential acquisitions and development opportunities utilizing Excel
• Develop detailed, complex financial models that are used by Production Team to value real-estate investments
• Maintain ownership of financial model throughout deal lifecycle, including responsibility for assumptions and calculations within model
• Communicate with and prepare investment presentations for investors, lenders, government agencies, vendors, sellers and brokers
• Prepare and maintain distribution worksheets; communicate to investors on distribution or asset updates
• Lead transaction execution efforts
• Oversee the engagement of third-party vendors, ensuring correct reports are ordered based on circumstances of the deal
• Review third-party reports and other diligence materials provided by broker or seller to inform and improve assumptions made in financial model
• Manage deal closing process, including preparation of closing statements and coordination among deal participants
• Prepare transition memo and work with internal teams- including Operations, Construction, and Compliance- to ensure smooth takeover/transition process and act as source of institutional knowledge regarding initial operating plans
• Keep deal timelines, Acquisitions templates and DD notes updated
• Assist in the preparation of tax credit applications for LIHTC deal, in coordination with local counsel and other internal teams
• Assist in the preparation of HUD assignment/MU2M applications, in coordination with HUD counsel and other internal teams
• Work with Capital Markets to ensure debt & equity investors have all necessary analyses and documentation
• Lead efforts related to insurance coverage- engaging broker for initial quotes, coordinating amongst various deal participants to meet required levels of coverage
• Manage the 5th Year Contract Rent Adjustment process for assets under management, including procurement of new RCS with desired rents, and facilitating inter-departmental coordination on implementation of new service offerings
• Create and maintain stabilization analyses for relevant tax credit acquisitions, including bi-annual financial review of non-stabilized deals that have closed
• Train acquisitions analysts who are helping on assigned deals when needed

What You Should Have
• At least 5-10 years of relevant work experience in the multifamily sector with focus on real estate finance and/or underwriting. Affordable housing experience preferred
• Bachelor's Degree - Finance, Accounting, Economics or Real Estate Concentration is a plus
• Excellent verbal and written communication, organizational, presentation and analytical skills
• Proficiency in Excel
• Strong work ethic and attention to detail
• Desire to work in a fast-paced, entrepreneurial environment
• Ability to take ownership and commitment to follow through
• Willingness to travel on occasion
