Job Description
This role sits at the center of the Affinius Capital's financial information ecosystem and serves as the ultimate owner of the financial data, processes, controls, and reporting that support both internal decision-making and external stakeholder requirements.
The Senior Vice President (SVP) -or- Executive Director (ED) of Fund Financial Operations (FFO) is accountable for the integrity, ownership, governance, and delivery of all open-end funds’ financial information. This leader oversees fund operations, third-party fund administrators, and the preparation and delivery of financial reporting for the open-end fund and flagship investment vehicles. The role owns the end-to-end processes, controls, systems, and workflows required to produce accurate, timely, and transparent financial information for investors, consultants, regulators, auditors, ownership, executive leadership, and other key stakeholders.
As the primary voice of Finance to the business, the ED/SVP of FFO serves as a trusted strategic partner across Asset Management, Portfolio Management, Investments, Tax, Treasury, Fund Administration, Investor Relations, and other internal and external business partners. This individual is responsible for translating complex financial data into meaningful insights, ensuring consistency and accountability across reporting processes, and driving continuous improvement through automation, standardization, and operational excellence.
The ideal candidate will bring deep expertise in real estate fund structures, financial reporting, operational controls, and stakeholder management, along with a proven ability to lead external service providers and cross-functional initiatives. The role provides technical leadership and support for complex business, accounting, financial, and reporting matters while fostering a culture of ownership, transparency, and continuous improvement. Success in this position requires exceptional financial acumen, analytical and problem-solving skills, the ability to manage multiple priorities and reporting deadlines, and strong interpersonal and communication skills to effectively influence and collaborate with stakeholders at all levels, both within and outside the organization.
Essential Duties and Responsibilities
Fund Administration Oversight
- Oversee day-to-day operations and performance of third-party fund administrators.
- Ensure accurate and timely NAV calculations, capital account maintenance, and investor allocations.
- Review and approve fund-level financial statements, capital call/distribution notices, and investor reporting packages.
- Monitor compliance with fund governing documents, side letters, and regulatory requirements.
Investor Reporting
- Lead the Fund Administrator oversight process over financial reporting and review of quarterly and annual financial statements in accordance with GAAP and other applicable standards.
- Coordinate with external auditors to manage the annual audit process for all real estate funds and investment vehicles.
- Ensure timely delivery of investor reports, including Schedule K-1s, capital account statements, and supplemental reporting.
Governance & Controls
- Develop and maintain internal controls and policies related to fund accounting and reporting.
- Partner with Legal, Compliance, and Tax teams to ensure alignment with regulatory and investor requirements.
- Identify and mitigate operational risks across fund administration and reporting functions.
Process Improvement & Innovation
- Drive automation and efficiency in reporting processes through technology and workflow enhancements.
- Evaluate and implement systems and tools to improve data accuracy, reporting speed, and investor experience.
- Lead initiatives to enhance transparency and consistency in fund and investment reporting.
Stakeholder Engagement
- Serve as the primary liaison between the firm and fund administrators, auditors, and key service providers.
- Collaborate with internal teams including Asset Management, Portfolio Management, and Investor Relations to support strategic initiatives and reporting needs.
- Maintain a deep understanding of the fund’s investment performance and underlying investments, with the ability to provide meaningful insights and analysis to Portfolio Management, Investor Relations, and senior leadership
Leadership & Team Development
- Lead and mentor the corporate finance and accounting teams, fostering a culture of accountability, innovation, and continuous learning.
- Promote cross-functional collaboration and knowledge sharing across departments and business units.

Requirements
- Bachelor’s degree in Accounting, Finance, or related field; CPA or equivalent strongly preferred.
- 10+ years of experience in fund accounting, financial reporting, or fund operations, preferably within real estate or private equity.
- Strong knowledge of real estate fund structures, GAAP, and regulatory reporting requirements.
- Proven experience managing third-party administrators and external auditors.
- Excellent analytical, organizational, and communication skills.
- Proficiency in financial systems and reporting tools; experience with Yardi, Workiva, Juniper Square, or similar platforms is a plus.
