Full Job Description
Job Description:

We are seeking an experienced Senior Superintendent to serve as the senior field leader on large and complex construction projects, including mid-rise, high-rise, podium, and structured-parking work. This role holds overall accountability for the field execution of the project - schedule, quality, and safety - from mobilization through turnover and closeout. Beyond running the job, the Senior Superintendent is expected to develop the next generation of field leadership, mentoring Superintendents and Assistant Superintendents and setting the standard for how our projects are built. The ideal candidate operates with a high degree of autonomy, anticipates problems well before they reach the critical path, and is fluent in construction management software.

Key Responsibilities include but are not limited to:
  • Serve as the senior on-site authority for the project, holding overall accountability for field execution from mobilization through turnover and closeout.
  • Direct all daily on-site construction activity and sequencing, including structural concrete and post-tension operations, building envelope, and MEP rough-in and finishes.
  • Supervise, coordinate, and hold accountable all trades and subcontractors; resolve trade conflicts and sequencing issues in the field before they affect the critical path.
  • Own the project schedule - build, maintain, and update it; analyze the critical path, forecast impacts, and adjust manpower, sequencing, and shift coverage to recover lost time.
  • Issue and enforce three-week look-ahead schedules; lead weekly subcontractor coordination meetings and hold trades to committed manpower.
  • Participate in owner-architect-contractor meetings and represent the field position credibly to ownership, the design team, and consultants.
  • Manage the inspection program end to end - maintain the inspection log, proactively schedule and call inspections, walk the work with inspectors, and drive correction of deficiencies.
  • Ensure all work complies with approved drawings and specifications and with applicable local, state, and federal building codes and regulations.
  • Review shop drawings and submittals for constructability; identify conflicts and RFI needs early and drive them to resolution with the design team.
  • Own site logistics planning, including crane and hoist operations, material staging and laydown, traffic control, and protection of adjacent property.
  • Coordinate long-lead material and equipment procurement and delivery logistics with suppliers, vendors, and the project management team.
  • Maintain detailed daily logs, manpower counts, and job reports in Procore or an equivalent platform, at a level of documentation sufficient to support a claim or dispute.
  • Own job site safety - enforce company and OSHA requirements, lead orientations and toolbox talks, conduct inspections, correct unsafe conditions immediately, and stop work when conditions warrant.
  • Drive punch list, temporary and final certificate of occupancy, and turnover activities; coordinate unit delivery with property management.
  • Mentor and develop Superintendents and Assistant Superintendents - set expectations, coach in the field, evaluate performance, and build bench strength for future projects.
  • Hire, assign, and direct field staff; provide day-to-day leadership and set the tone on site.
  • Implement cost-effective means and methods; identify and document cost and schedule impacts and support change order pricing.

Qualifications & Skills
  • Minimum of ten years of field construction experience, including at least five years as the lead Superintendent on projects of comparable scale and complexity.
  • Demonstrated experience carrying a mid-rise, high-rise, podium, or structured-parking project from mobilization through turnover.
  • Proven ability to build, maintain, and analyze a CPM schedule; proficiency with scheduling tools such as Microsoft Project, Primavera P6, or structured Excel schedules.
  • Track record of developing field leadership - Assistant Superintendents and Superintendents who advanced under your direction.
  • In-depth knowledge of construction methods and materials, including structural systems, building envelope, and the coordination of MEP trades.
  • In-depth knowledge of applicable building codes, OSHA regulations, and municipal inspection processes. OSHA 30 required, or the ability to obtain it promptly.
  • Proficiency with Procore or comparable construction management software, plus working competence with email and Microsoft Excel. Additional technology skills are a plus.
  • Excellent written and verbal communication skills, with the credibility to hold a position with owners, design teams, inspectors, and trade partners.
  • Strong problem-solving and decision-making skills, with the judgment to make defensible calls in the field under time pressure.
  • Strong organizational and time management ability across concurrent and competing priorities.
  • Bachelor's degree in construction management, engineering, or a related field preferred; equivalent field experience will be considered in lieu of a degree.
