Job Title: Senior Staff Workplace Strategist

Work Place Flexibility: Hybrid

JOB SUMMARY/PURPOSE

This position is responsible for creating, implementing, and sustaining workplace strategies, including design standards, and guidelines for Entergy's Real Estate portfolio. Additionally, this position will act as the Corporate Real Estate customer relationship representative for the corporate headquarters buildings and will lead a team of contractors to deliver facility management and capital project management services to several business units within the headquarter portfolio. This position will lead a team of contractors to provide solutions that produce meaningful change and promote innovation, collaboration, and well-being within the work environment.

JOB DUTIES/ RESPONSIBILITIES

Standards

Drive the development of strategic and tactical workplace design standards, training, review and approval of project development plans, and demand planning that align with Corporate Real Estate's overall business strategy to bring the vision into realization through:
  • Design strategies
  • Workplace concepts
  • Programming of spaces
  • Building constructions systems
  • Finishes and Furniture


Planning
  • Develop a long-range strategic regional real estate plan including scenario planning, financial evaluations, and opportunities to improve space, cost, and utilization.
  • Participate in business unit planning and help translate business unit strategy into real estate strategy.
  • Develop business case justifications for the strategic plan and present to business unit management for approval. Implement the approved strategic plan and make budget/funding decisions.
  • P&L responsibility for a capital budget of approx. $25M and O&M budget of approx. $2.4M.


Relationship Management
  • Responsible for relationship management with business unit management.
  • Be knowledgeable of all Corporate Real Estate Department services, policies, procedures, and standards as related to Corporate Security, Real Estate, Facilities and Administrative Services.
  • Understand roles and responsibilities of groups that support the Facilities Department and manage their resources to provide effective solutions to business unit business objectives. Those departments include Enterprise Safety, Sustainability and Environmental, Human Resources, Information Technology & Telecommunications, Information Security, Supply Chain, Finance, Property Accounting, Legal, Investment Recovery, Economic Development, Affiliate Rules Compliance, Records Management, etc.
  • Serve as advisor to business unit management for support activities such as Facilities storm plan, Facilities help desk, space allocation process, and Facilities standards such as office space, furniture, carpet, etc.
  • Monitor monthly business unit scorecard goals and measures to evaluate trends and adjust accordingly.
  • Serve as business unit advisor for Facilities annual O&M plan, including service levels, budget, and schedule. Determine necessary changes in annual O&M plan, develop process improvements, communicate to business unit key customers, and provide status as needed.


Project Management
  • Coordinate the corporate portfolio annual capital project plan (strategic, quality, reliability & business unit-funded projects) and manage project implementation through project management contractor.
  • Meet and communicate with business unit management as well as the Facilities space management and project management staff to determine capital project scope, budget, completion timelines, and the impact on business function operations. Communicate capital plan to business unit key customers and provide status as needed.
  • Become familiar with Entergy applications that support the capital process such as Asset Suite, PowerPlan, etc.


Facilities Management
  • Manage and direct the facilities management contractor staff as needed to ensure successful service delivery.
  • Track goals and measures to verify successful service delivery.


MINIMUM REQUIREMENTS

Minimum education and experience required of the position:

Sr Staff: Bachelor's Degree in a technical or business-related field and at least 10 years of experience in project management, corporate real estate or related field OR in lieu of degree, 14+ years of experience in project management, corporate real estate or related field

Desired: Master's Degree or BS in engineering, construction management, real estate, architecture, or similar technical degree preferred.

Minimum knowledge, skills and abilities required of the position:

Analytical skill set with advanced knowledge of Microsoft Office: Word, Excel, PowerPoint.

Advanced verbal and written communication skills are required for this position.

General knowledge of safety programs, including contractor safety, is required.

General knowledge of building systems, such as HVAC, plumbing, electrical, etc. is desirable.

General knowledge of engineering, architectural, and construction principles
