About the role

The Senior Property Manager is responsible for the day-to-day operations and long-term stewardship of a residential condominium community. As the senior on-site representative, this role oversees all aspects of property management, including financial planning, building maintenance, resident relations, compliance, and team supervision. The position requires strong leadership, sound operational judgment, and a commitment to providing responsive and professional service to the board of directors, residents, contractors, and site staff.

This is an on-site position based within a condominium community, with standard office hours of Monday to Friday, 9:00 a.m. to 5:00 p.m. Remote work options are not available. The successful candidate must also be available to respond to after-hours emergencies and attend evening board or owner meetings as required.

What you'll do

Responsibilities include, but are not limited to the following:

  • Serve as the primary point of contact for the board of directors, residents, contractors, and site staff.
  • Respond to resident inquiries and concerns in a timely, professional, and solutions-focused manner.
  • Attend and actively participate in board meetings, providing updates, recommendations, and insight on property management matters.
  • Build and maintain strong working relationships with the board of directors, residents, contractors, and the on-site team.
  • Support compliance with the corporation's Declaration, Bylaws, Rules, and applicable condominium legislation.
  • Prepare, manage, and monitor operating and reserve fund budgets in alignment with the corporation's financial goals
  • Review expenditures, approve invoices, support cash flow management, and assist with annual audit preparation.
  • Monitor common element fee payments and lead arrears collection efforts in accordance with the Condominium Act and the corporation's collection policy.
  • Conduct regular inspections of the common elements and ensure timely follow-up on maintenance, safety, and operational issues.
  • Develop and implement annual maintenance plans to support the short- and long-term upkeep of the property.
  • Monitor contractor performance, review service deficiencies, and ensure work is completed in accordance with contract terms and quality standards.
  • Lead, mentor, and support on-site staff while promoting a positive, professional, and service-oriented workplace culture.
  • Coordinate administrative requirements, including AGM packages, owner notices, budget packages, PICs, NOICs, meeting logistics, records, and correspondence.
  • Ensure compliance with applicable legislation, CMRAO requirements, CAO filings, Fire Code obligations, AODA standards, health and safety requirements, and internal policies.
  • Stay informed of legislative and regulatory changes and communicate relevant updates to site staff and board members as needed.

Qualifications

  • General Licence in good standing with the Condominium Management Regulatory Authority of Ontario, CMRAO.
  • Minimum 5 years of experience managing residential condominium communities.
  • Strong working knowledge of the Condominium Act, Condominium Management Services Act, CMRAO regulations, and related compliance requirements.
  • Post-secondary education in business administration, real estate, property management, or a related discipline is considered an asset.
  • Demonstrated experience with condominium financial management, including budgeting, procurement, invoice review, arrears collection, and contract negotiation.
  • Strong understanding of building operations, maintenance planning, contractor management, and common element inspections.
  • Excellent written and verbal communication skills, with the ability to communicate professionally with boards of directors, residents, contractors, consultants, and internal team members.
  • Strong leadership skills, with experience supporting, mentoring, and guiding on-site staff.
  • Excellent organizational, time management, and problem-solving skills, with the ability to manage competing priorities in a fast-paced environment.
  • High level of proficiency with Microsoft Office, including Outlook, Word, and Excel.
  • Familiarity with condominium management platforms and property management technology.
  • Ability to exercise sound judgment, maintain professionalism, and deliver responsive service in a client-focused environment.

The pay range for this role is:

95,000 - 105,000 CAD per year (Toronto, ON)
