We’re looking for a Senior Project Manager who oversees the end-to-end planning, execution, and completion of a portfolio of complex and/or high-volume projects. These initiatives span intricate renovations, bulk make-ready/vacant unit turnover, and capital expenditures within the multi-family sector. Operating with a high degree of independence, this role expertly manages scale—overseeing 25-40 active projects or multiple recurring contractual properties —as well as strict complexity, including compliance with stringent federal, DOD, or secured-site regulations.

The Senior Project Manager directs internal teams, subcontractors, and vendors while partnering directly with owners’ representatives, contracting officers, and property managers. Responsibilities span detailed project scheduling, Work-In-Progress (WIP) and budget management, safety enforcement, client communication, and proactively identifying change order opportunities to ensure projects are delivered safely, on time, within budget, and to exemplary quality standards.

Compensation & Work Environment Details

  • Competitive salary starting at $80,000+
  • Bonus: 10% annual target bonus (paid quarterly)
  • Auto Allowance & Reimbursement: Bi-weekly fixed contribution + monthly variable mileage reimbursement

What You'll Do:

  • End-to-End Delivery: Lead the execution of complex projects—including bulk make-ready, capital expenditures, and construction—from initiation to closeout using advanced tools (e.g., Gantt scheduling, Salesforce Field Service Lightning) to ensure scope, schedule, budget, and quality compliance.
  • Portfolio & Scale Management: Manage a high-volume active portfolio, which can include 25-40 WIP projects or continuous unit turnovers across recurring contractual properties, setting specific productivity goals for each.
  • Safety & Regulatory Compliance: Enforce rigorous safety programs, conduct job hazard analyses, and ensure compliance with OSHA, EM 385-1-1, and local/state/national building codes. Manage projects in specialized environments (multi-family, government, military bases) by adhering to strict access controls and agency-specific security protocols.
  • Financial & WIP Oversight: Manage Work-In-Progress (WIP) backlogs, budgets, forecasts, and progress payments. Collaborate with sales teams to execute accurate gross profit estimates, identify change order opportunities, and administer formal documentation (RFIs, pay applications, REAs) prior to work proceeding.
  • Subcontractor & Resource Management: Source, onboard, train, and manage an independent subcontractor network across multiple trades, ensuring reliable scheduling, dispatching, and performance oversight.
  • On-Site Execution & Logistics: Coordinate pre-construction and digital unit walks, develop detailed risk trackers, and where applicable, oversee dedicated onsite inventory, materials ordering, and parts kitting for efficient project execution.
  • Stakeholder Communication: Serve as the primary point of contact for clients, contracting officers, inspectors, and owners. Deliver regular status updates, conduct stakeholder meetings, and promptly address concerns to maintain excellent customer satisfaction

What We're Looking For

  • Minimum of five (5) years of project management experience managing high-volume (multi-site) complex construction, renovation, capital expenditure, or make-ready projects.
  • Demonstrated ability to independently manage multiple projects simultaneously from planning through closeout.
  • Strong understanding of construction methods and trades including HVAC, electrical, plumbing, drywall, painting, concrete, and related disciplines.
  • Experience building and managing subcontractor networks across multiple trades.
  • Knowledge of budgeting, forecasting, estimating, scheduling, and WIP management.
  • Proficiency with Salesforce, project scheduling software, and Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
  • High school diploma or GED required; Bachelor's in Construction Management preferred.
  • Valid driver's license with an acceptable driving record.
  • Bilingual (English and Spanish) preferred.
  • OSHA certification preferred.

Work Environment & Physical Requirements

  • Field-based role with frequent onsite presence at client and project locations.
  • Approximately 90% travel within the assigned market.
  • Ability to walk large properties, navigate stairs, and work in outdoor conditions.
  • Ability to lift up to 25 pounds.
  • Flexibility to work irregular schedules based on business and project needs.

"The Florida Project", as it was known, was intended to present a distinct vision with its own diverse set of attractions. Walt Disney's original plans also called for the inclusion of an "Experimental Prototype Community of Tomorrow", a planned community intended to serve as a testbed for new city-living innovations. Walt Disney died on December 15, 1966, during the initial planning of the complex. After his death, the company wrestled with the idea of whether to bring the Disney World project to fruition; however, Walt's older brother, Roy O. Disney, came out of retirement to make sure Walt's biggest dream was realized. Construction started in 1967, with the company instead building a resort similar to Disneyland, abandoning the experimental concepts for a planned community. The Magic Kingdom was the first theme park to open in the complex, in 1971, followed by Epcot, Disney's Hollywood Studios, and Disney's Animal Kingdom.
