Your Impact:
You'll supervise and coordinate multiple projects on time, within the budget and to the highest quality, while serving as Executive Construction's representative on the project team. You'll lead ground-up, new construction and heavy renovation projects, leading end to end construction execution, encompassing sitework, foundation system, superstructure, and interior buildout thru closeouts. From time to time, you may be asked to train/mentor/coach Project Engineers (PE), Assistant Project Managers (APMs) & Project Managers (PMs) to aide in their development and acclimation to company procedures and protocol. You'll be responsible for protecting and promoting the interest of Executive Construction in all matters and to take actions as required to perform the following duties:
Preconstruction
- Lead and manage all phases of preconstruction through contract execution
- Develop and implement the master project schedule
- Take active role in presentation efforts and responses
- Partner with the architect and engineers during design-assist to drive constructability of civil, structural, and building-envelope systems
- Develop site logistics and phasing plans - staging, crane and hoisting strategy, site access, and temporary facilities - for ground-up construction
Estimating / Bidding
- Visit the site to familiarize yourself with the site conditions
- Prepare quantity takeoffs and estimates for sitework, foundations, superstructure, and buildouts.
- Incorporate geotechnical reports, surveys, and civil/utility data into sitework and foundation scopes for complete procurement packages.
- Prepare Conceptual / Schematic / DD estimates and quantity takeoffs
- Know how to best leverage Executive Construction's Self-Perform group (SPE) for our clients
- Manage the distribution of drawings and specifications to subcontractors for bids
- Prepare bidder's list of qualified subcontractors & review with Project Team Lead as applicable
- Prepare General Conditions & General Requirement estimates for review with Project Team Lead
- Prepare and issue accurate detailed bid spread sheets based on project drawings, specification, schedule, and any other relevant documents for the project to bidders prior to contract award
- Conduct subcontractor bid proposal review / scope reviews with bidder and document on trade specific scope sheet to identify the low bidder and any potential risk to the project (scope gaps, lead times, etc.)
- Prepare GMP (Guaranteed Maximum Price) and LSB (Lump Sum Bid) proposals.
- Manage APMs and PMs to meet the scheduled issuance of the deliverables to the client team
- Oversee bid process activities
Contracts / Proposals
- General understanding of contract type, language, and potential risk for the project
- Route client contract to Project Team Lead and project principal for timely review and follow-up of client issued contracts
- Have knowledge of and enforce all terms of the general contract and subcontract agreements
- Manage all aspects of the proposal / bidding process
Purchasing
- Prepare and issue or review accurate detailed purchase orders and subcontract agreements; confirm all applicable scopes and general project requirement are accounted for
- Confirm insurance coverage and contracts are completed of all subcontractors before the sub starts work in the field
- Qualify and identify long lead time items; pre-purchase materials as required by schedule
- Award projects and manage trade contracts to qualified contractors using good judgment and fairness
Job Management
- Manage all facets of the project schedule
- Initiate job start-up meetings / weekly progress meetings and prepare job meeting minutes
- Prepare, track, and maintain all budget reports and RFIs
- Prepare, track, and negotiate contract change orders
- Support Superintendents in all areas; visit the project site as required
- Initiate and manage all quality control procedures for the project
- Coordinate permitting, inspections, and utility connections (water, sewer, gas, electric) with the municipal authorities having jurisdiction
- Monitor weather-sensitive activities and seasonal impacts on excavation, concrete placement, and envelope completion
- Oversee building commissioning, life-safety inspections, and the certificate of occupancy / TCO process at close-out
- Support our safety program with Safety Director and Superintendent
- Organize and implement timely project close-out
Accounting
- Prepare PA/CA forms in the CRM
- Manage project payment schedules
- Prepare and maintain all project financial reports (Major Project Monthly Reports, Labor & Material Tracking Log, PCO Log, Contingency & Allowance Log, Monthly Billings, Quarterlies, etc.)
- Generate accurate cash flow projections and WIPs (Work in Place) at the beginning and through project for ECI and client usage.
- Manage cash flow for each project, including payment applications and subcontractor pay requests, ensuring payments are made in a timely manner
Training
- Actively participate in Executive Construction's training program
- Act as mentor for APMs and PMs

Experience:
- Bachelor's degree in Construction Management, Engineering, or similar program preferred AND minimum 7 years of construction management experience OR
- 10 years of construction industry experience
Annual Pay Range: $125,000-170,000
