OverviewThe Senior Portfolio and Asset Management Specialist provides senior-level expertise in portfolio and asset management, supporting strategic planning, portfolio analysis, occupancy strategy, asset planning, and scenario development. The position delivers data-driven analysis and executive decision support to optimize portfolio performance, resource allocation, and long-term asset utilization.
Responsibilities- Conduct senior-level portfolio and asset analyses to support strategic planning and management decisions.
- Develop occupancy, vacancy, utilization, revenue, and investment analyses to evaluate portfolio performance and opportunities.
- Develop and maintain asset plans aligned with organizational objectives, mission requirements, and long-term portfolio strategies.
- Develop and evaluate portfolio scenarios, alternatives, and recommendations to support executive-level decision-making.
- Assess portfolio trends, risks, opportunities, and performance metrics and provide actionable recommendations to leadership.
- Develop occupancy strategies that optimize space utilization, operational efficiency, and portfolio value.
- Prepare executive-level briefings, reports, presentations, and decision-support materials.
- Apply federal real property principles, policies, and practices to portfolio and asset management activities.
- Collaborate with stakeholders to assess current and future real property requirements and develop strategic solutions.
- Support portfolio optimization initiatives, including consolidation, disposition, acquisition, utilization, and other asset management strategies.
- Identify opportunities to improve portfolio performance, reduce costs, and maximize the effective use of real property assets.
Qualifications- Eight years of real estate portfolio or asset management experience.
- Experience with occupancy, vacancy, utilization, revenue, and investment analyses.
- Experience preparing asset plans and senior level recommendations.
- Knowledge of federal real property principles and practices.

Location and Work HoursThis position is
100% on-site and requires daily reporting to the following location:
GAO HeadquartersWashington, DCThis role is not eligible for remote or telework arrangements. Candidates must reside within a reasonable commuting distance of the worksite and be able to reliably report on-site as required.
This position follows a standard
40-hour work week, Monday through Friday. Employees are expected to be available during
core business hours of 8:00am- 5:00pm, with additional working hours scheduled outside of core hours as needed to fulfill the full work schedule.
The candidate must currently reside within commutable distance to the work location.CompensationThis position is being recruited in support of a
competitive federal contracting opportunity, and AES is continuing to develop its staffing, labor category, and compensation strategy. Because this position is expected to support a primarily remote workforce and qualified candidates may reside in different geographic markets throughout the United States, compensation expectations may vary considerably by location.
Final compensation will consider factors including geographic market, relevant experience, education, specialized records management expertise, applicable labor category requirements, and contractual and business considerations.
