Team Overview

The National Workplace Operations & Facilities team creates, maintains, and scales inspiring, high-performing office environments across our global footprint. We drive operational excellence by enhancing the employee and agent experience, optimizing cost structures, and elevating service standards across all locations.

Position Summary

The Senior Manager of Workplace Operations & Facilities will lead a team of Facilities Leads managing a portfolio of 700K-1M sq. ft. across a designated territory. This role oversees operational strategy, maintenance, capital planning, budget management, compliance, and vendor performance to ensure seamless, secure, and cost-effective workplace environments.

Key Responsibilities

Team Leadership & Talent Management (20%)
  • People Management (15%): Lead, mentor, and empower up to eight direct reports. Define onboarding plans, establish KPIs, provide continuous training, and drive team performance to support career growth and operational excellence.
  • Hiring & Development (5%): Approve roles, direct hiring strategies, and lead engagement activities for the regional workplace operations team.

Operational Excellence & Service Delivery (35%)
  • Workplace Experience (10%): Ensure high-touch, responsive service delivery to real estate agents, staff, and visitors across all offices in the portfolio.
  • Maintenance & Operations (10%): Direct comprehensive maintenance programs governing interior and exterior building conditions, systems, and overall aesthetics.
  • Metrics & Service Improvement (10%): Analyze work order metrics and performance data to resolve service gaps, fix recurring issues, and improve operational productivity.
  • Data & Portfolio Accuracy (5%): Maintain accurate real-time office and facility data across company management systems.

Financial Management & Strategic Planning (15%)
  • Budgeting & Cost Control (10%): Collaborate on annual operating and capital expenditure (CapEx) budgets. Implement strategic cost-reduction initiatives without compromising service quality.
  • Financial Accountability (5%): Take ownership of overall P&L performance, cost savings, and financial KPIs against the business plan.

Governance, Safety & Vendor Relations (30%)
  • Innovation & Security (10%): Standardize best practices, adopt industry trends, and enhance building safety and security protocols in partnership with internal teams and external providers.
  • Vendor & Contract Oversight (10%): Oversee vendor contracts and ongoing SLA reviews to ensure operational standards and contractual commitments are consistently met or exceeded.
  • Compliance & Auditing (5%): Establish audit systems to maintain strict compliance with statutory regulations, internal policies, and lease agreements.

Qualifications & Key Requirements
  • Experience: 7-10 years in Workplace Operations or Facilities Management.
  • People Leadership: 5-7years directly managing team members.
  • Project & Program Management: 6+ years of project management experience, including 4+ years leading enterprise workplace/facilities programs.
  • Domain Expertise: Strong background in soft/hard facilities services (catering, janitorial, security, MEP maintenance) and familiarity with lease operations.
  • Vendor Management: Proven track record in supplier negotiation, contract administration, and SLA enforcement.
  • Core Competencies: Exceptional problem-solving, strategic decision-making, and written/verbal communication skills. Ability to work autonomously while leading distributed teams.
  • Travel: Willingness to travel 15%-20%.

Compensation:

The base pay range for this position is $115,000 - $135,000 annually; however, base pay offered may vary depending on job-related knowledge, skills, and experience. Bonuses and restricted stock units may be provided as part of the compensation package, in addition to a full range of benefits. Base pay is based on market location. Minimum wage for the position will always be met.
