Full Job Description
The (REMOTE) Senior Manager, Real Estate Analytics is responsible for providing advanced real estate analytics, market research, forecasting, and decision-support tools that support Mattress Firm's store growth, relocations, renewals, closures, and portfolio optimization efforts. This role develops data-driven insights and recommendations that help guide real estate decisions, market planning, and investment evaluation. In addition to leading analytics and market planning initiatives, the Senior Manager manages an assigned real estate territory, supporting site selection, lease negotiations, renewals, relocations, dispositions, and landlord relationships. The role serves as a key partner to Real Estate leadership by evaluating opportunities, assessing risks, and driving informed real estate decisions.

Essential Responsibilities
  • Manage an assigned real estate territory, including lease negotiations, renewals, relocations, dispositions, landlord relationship management, and transaction execution in support of portfolio optimization and growth objectives.
  • Conduct advanced analyses supporting store growth, relocations, renewals, closures, and portfolio optimization initiatives.
  • Develop, maintain, and enhance forecasting models, analytical tools, dashboards, and reporting.
  • Analyze demographic, customer, sales, competitive, financial, and market data to identify opportunities and risks.
  • Prepare recommendations, business cases, and presentations that support real estate decision-making.
  • Support market assessments, financial analyses, forecasts, and materials for Real Estate Committee review.
  • Manage assigned site selection activities, including market planning, site evaluation, broker coordination, and recommendation development.
  • Partner with Real Estate, Finance, Operations, Legal, and external stakeholders to support business objectives.
  • Monitor portfolio performance and evaluate investment outcomes to identify opportunities for improvement.
  • Prepare and maintain recurring reports, dashboards, and executive presentations.
  • Lead cross-functional projects and provide guidance or mentorship to analysts as needed.
  • Complete all required training and comply with Company policies and safety standards.
  • Ensure all safety policies and procedures are followed for a safe work environment for all.
  • Communicate professionally with all internal and external contacts.
  • Follow all Company policies and execute Company standards on appearance and functionality as well as appropriate brand representation.
  • Communicate any concerns or issues to leadership to ensure proper efficiency of department and Company operations.

Education
  • Bachelor's Degree in Business, Finance, Real Estate, Geography, Economics, Analytics, or related field required
  • Equivalent combination of education and experience may be considered.


Professional Experience
  • 5+ Years of experience in real estate analytics, market research, site selection, finance, GIS, or a related analytical field required and
  • 3+ Years supporting retail real estate, market planning, site selection, or portfolio optimization preferred
  • Experience developing analytical models, forecasts, dashboards, and business insights required
  • Experience leading projects and partnering across functions preferred
  • Prior mentoring or informal leadership experience preferred

  • Working knowledge of retail lease decision processes and investment analysis.
  • Working knowledge of commercial real estate terminology and site evaluation practices.


Licenses and Certifications
  • Real Estate license preferred but not required.
  • Geographic Information System, Analytics, Finance, or related certifications preferred.

  • Under general supervision, proceeds alone or regular duties, referring questionable cases to supervisor.
