SUMMARY

Ajax Building Company, part of the STO Building Group, is seeking an experienced Senior Project Manager to lead the planning and execution of our most complex healthcare construction projects from preconstruction through closeout. This role oversees occupied hospital renovations, medical office buildings, surgical centers, critical care environments, and new healthcare facilities while serving as the strategic leader responsible for project delivery, client relationships, financial performance, and team development.

As Senior Healthcare Project Manager, you will provide leadership throughout the project lifecycle, partnering closely with field leadership, owners, hospital executives, architects, engineers, and project stakeholders to safely deliver technically complex projects on schedule, within budget, and to Ajax's high standards of quality. This role requires expertise in healthcare construction, including phased renovations, infection prevention, regulatory compliance, and maintaining uninterrupted patient care throughout construction.

The Senior Healthcare Project Manager reports directly to the Project Executive.

ESSENTIAL FUNCTIONS
  • Lead the planning, execution, and successful delivery of large, complex healthcare construction projects, including occupied hospital renovations, medical office buildings, surgical centers, critical care facilities, and new healthcare campuses.
  • Provide overall project leadership from preconstruction through closeout, ensuring projects are delivered safely, on schedule, within budget, and in accordance with contract documents and owner expectations.
  • Develop and implement project execution strategies, operating procedures, logistics plans, staffing plans, and communication protocols that support successful project outcomes while minimizing disruption to hospital operations.
  • Lead project financial management, including budgeting, forecasting, cost control, cash flow, contract administration, change management, procurement, and overall project profitability.
  • Serve as Ajax's primary representative in communications and negotiations with owners, hospital executives, architects, engineers, consultants, regulatory agencies, and executive project stakeholders.
  • Lead planning and coordination for phased construction, utility shutdowns, Infection Control Risk Assessments (ICRA), Interim Life Safety Measures (ILSM), temporary facilities, occupancy transitions, and other requirements unique to occupied healthcare environments.
  • Partner closely with Superintendents to develop construction sequencing, logistics plans, staffing strategies, and solutions to complex field challenges.
  • Oversee procurement of subcontractors, long-lead materials, major equipment, and specialty healthcare building systems.
  • Ensure compliance with AHCA requirements, owner standards, healthcare regulations, project specifications, and applicable building codes throughout project execution.
  • Proactively identify, evaluate, and mitigate project risks while maintaining schedule commitments, financial objectives, quality standards, and client satisfaction.
  • Lead project commissioning, turnover, owner training, closeout documentation, and warranty activities to ensure successful transitions to hospital operations.
  • Mentor, coach, and develop Project Managers, Project Engineers, and other project staff while fostering collaboration, accountability, and continuous professional growth.
  • Build and maintain long-term relationships with healthcare clients, architects, consultants, subcontractors, and business partners to support repeat business and future project opportunities.
  • Promote a culture of safety, quality, operational excellence, and continuous improvement through active leadership and participation in Ajax's Safety Program and Quality Improvement Plan.


QUALIFICATIONS
  • 10+ years of commercial construction project management experience.
  • Significant healthcare construction experience, including occupied hospitals, medical office buildings, surgical centers, critical care environments, or comparable healthcare facilities.
  • Demonstrated success managing large, technically complex healthcare construction projects from preconstruction through closeout.
  • Experience leading projects within occupied healthcare facilities while maintaining uninterrupted patient care and hospital operations.
  • Bachelor's degree in Construction Management, Civil Engineering, or related field.
  • General Contractor License preferred.
  • Thorough understanding of healthcare construction practices, including phased construction, Infection Control Risk Assessments (ICRA), Interim Life Safety Measures (ILSM), utility shutdown planning, commissioning, and occupancy transitions.
  • Strong knowledge of AHCA regulations, healthcare construction standards, and applicable building codes.
  • Proven ability to lead multidisciplinary project teams while managing budgets, schedules, contracts, procurement, risk, and overall project financial performance.
  • Excellent leadership, communication, negotiation, organizational, and relationship management skills.
  • Demonstrated ability to mentor and develop project teams while building strong client partnerships and driving successful project outcomes.
