Who are you?

The Senior Development Manager is responsible for leading the end-to-end delivery of complex ground-up real estate development and capital projects across a corporate occupier portfolio. This includes developer monitoring of new build office towers, major redevelopments, large-scale fit-outs, and strategic workplace initiatives.

This role partners closely with internal stakeholders (Real Estate, Workplace, Finance, Legal, Leasing, Operations) and external partners (developers, consultants, contractors) to ensure projects are delivered on time, within budget, and aligned with business objectives. The position requires strong leadership, commercial acumen, and deep expertise in managing large scale development projects.

Job Description
  • Report to Senior Leadership to manage projects through all development phases
  • Secure and complete the necessary administration for client commissions
  • Take the lead on new development opportunities on behalf of our clients
  • Support lease negotiations and/or development agreements to protect our occupier clients interests
  • Obtain all statutory approvals / agreements in line with the client brief
  • Write and contribute to client business cases
  • Undertake market analysis
  • Develop and maintain long term relationships with external professional design and engineering consultants
  • Obtain fee proposals, undertake tender analysis and recommend consultants for appointment
  • Assemble development teams
  • Work with a range of internal teams and external advisors through design, planning, cost and value management, procurement and constriction delivery phases
  • Support the client to successfully appoint a Main Contractor appointment for project delivery
  • Ensure a thorough handover has been undertaken to the Project Manager for the delivery phase.
  • Continue to monitor the project through the delivery phase and remain as the client's main contact.
  • Drive forward projects to achieve delivery milestones


Qualifications
  • 15years + post graduate experience
  • Experience in large scale commercial office development and construction
  • Experience of all development phases
  • Excellent verbal, written communication and IT skills
  • Excellent presentation skills
  • Strong working knowledge of all Microsoft packages

The base salary range for this full-time role is $125,000.00 - $175,000.00 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.
