Full Job Description
THE POSITION:

Responsibilities include but are not limited to:

  • To create, customize and roll out standardized Owner Schedules on all active STACK BOD/turnkey projects across the portfolio.
  • The intent is NOT to reinvent the wheel or duplicate efforts with the GC, but rather to provide a high-level schedule overview that tracks the key timelines, long lead items, and milestones that are most critical to STACK.
  • Conducting early-stage schedule sanity-checks is another important element of the role. STACK needs to have confidence that the durations that we propose to our customers are realistic and achievable. These determinations are often highly time sensitive. Equally important are the durations, deliverables and milestone dates that we commit to in our leases.
  • In addition, an essential part of the role is to create schedules that can clearly and succinctly communicate schedule concepts, such as overall project health, pending risks, remaining float, etc. to the SLT. As such, a keen eye for graphical presentation, organization and structure will be critical.
  • Another important output of this endeavor is to be able to identify problems and risks early, to report such risks to Leadership as appropriate, and most importantly, to work with individual project teams to develop and implement mitigation and recovery strategies.
  • Review the existing Owner Schedule Template and solicit input and feedback from Construction Team leaders. Specific areas of focus will include the general organization, logic and structure; whether the level of detail/complexity is appropriate; and whether the template is versatile enough to be utilized across the portfolio with minimal adjustments.
  • Incorporate feedback and develop an updated and improved Owner Schedule Template, based on a standard STACK BOD project (Core & Shell + 24 or 36MW).
  • Once vetted and approved by STACK Construction leadership, create, manage and maintain four other versions of the Owner Schedule Template:
  • Core & Shell only
  • Core & Shell +12MW
  • Two-building campus (typ 60-72MW)
  • Multi-building campus (typ 60-72MW)
  • Once the templates are established, work with specific project teams to select the appropriate template for their project, and customize the template for the specifics of their project, including cross-referencing with the GC schedule.
  • Provide ongoing support to project teams to keep their Owner's Schedules current and accurate, including:
  • Tracking progress
  • Identifying schedule risks
  • Developing mitigation plans
  • It is not intended that you will complete these schedule updates yourself but rather provide support, training and guidance to the teams as needed
  • Create and manage an Owner Schedule database/repository in SharePoint, including the creation, collection, tracking and dissemination of schedule KPIs and rules of thumb.
  • Assist STACK project teams in the review and analysis of preliminary and in-progress GC project schedules, providing expert insight and ad hoc / ongoing support as needed.
  • Develop, maintain and provide regular reporting on a Master Portfolio Schedule for the program (current file is Excel-based).
  • Work with the Development Team Preconstruction Lead on conceptual/preliminary project schedules in conjunction with Sales & Development activities.
  • Work with Construction Leadership to develop a Construction Schedule Spec that can be distributed to bidding GCs to establish schedule expectations and requirements and promote consistency across the program.
  • Provide ad hoc mini-schedules, fragnets, hypotheticals and scenario analyses as required.

MUST-HAVE QUALIFICATIONS:

  • Maintain strong working relationships with team leaders across the organization, including Finance, IT, HR, Strategy, Sales, Solutions Engineering, Client Success and Operations. Represent the Construction Team when needed and work collaboratively to resolve issues.
  • Data Center scheduling experience is required
  • Work proactively and effectively with at times minimal supervision to address issues, identify and solve problems, etc.
  • Emphasis on continuous development and improvement of the program, templates, processes, training and tools.
