Senior Associate, Accounting

The Opportunity

Blue Owl is seeking a motivated, strategic, and detail-oriented accounting professional to join its publicly traded Real Estate Investment Trust (REIT), listed on the New York Stock Exchange (NYSE). This is an exciting opportunity to become part of a rapidly growing organization and contribute to a dynamic, collaborative team.

The ideal candidate will bring a strong accounting foundation, a proactive mindset, and a willingness to embrace new ideas and processes. This individual will play a key role in supporting the continued growth of the platform while helping to enhance and institutionalize existing accounting and reporting practices.

Key Responsibilities

Monthly Reporting
  • Coordinate with fund administrators and provide supporting documentation for the monthly close process.
  • Perform first-level reviews of monthly accounting workbooks and supporting schedules, including:
    • Cash
    • Equity
    • Debt financing
    • Accruals and expenses
    • Real estate depreciation, amortization, and impairment analyses
    • Derivative hedge accounting entries
    • Debt investments
    • Rental revenue
  • Review and organize ASC 805 purchase price allocations related to property acquisitions.
  • Prepare quarterly distribution calculations.
  • Review financial reporting packages, including:
    • Earnings per share (EPS) calculations
    • REIT taxable income analyses
    • Dividend coverage analyses
  • Provide lenders with debt compliance reporting and other financial information required under loan agreements.
  • Perform account reconciliations and variance analyses, ensuring timely resolution of discrepancies.

Cash Management
  • Prepare and/or review wire requests and fund disbursements.
  • Partner with the Accounts Payable team to ensure invoices are properly tracked, approved, and paid on a timely basis.
  • Support Vice Presidents in cash management, forecasting, and liquidity planning.

Audit, Tax, and SEC Reporting
  • Review REIT compliance testing prepared by third-party providers.
  • Prepare audit support schedules and provide required documentation to external auditors.
  • Assist with the preparation and filing of SEC reports, including Forms 10-Q, 10-K, 8-K, and proxy statements through Workiva.
  • Support Sarbanes-Oxley (SOX) compliance initiatives, including documentation, testing, and maintenance of internal controls over financial reporting.
  • Assist in preparing quarterly earnings releases and supplemental financial reporting packages.

Cross-Functional Collaboration
  • Partner with internal teams, including Asset Management, Transactions, Real Estate Credit, and other stakeholders, to ensure proper accounting treatment of new investments and ongoing operations.
  • Effectively prioritize and manage ad hoc requests while meeting recurring reporting deadlines and deliverables.


Qualifications & Experience
  • 4 to 6 years of experience in public accounting and/or the real estate industry.
  • Strong knowledge of U.S. GAAP as it relates to real estate accounting, including historical cost accounting principles.
  • Understanding of SEC reporting requirements and public company accounting practices.
  • Familiarity with SOX compliance, internal controls, and public company reporting obligations preferred.
  • Ability to interpret and analyze leases, debt agreements, purchase and sale agreements, and partnership agreements.
  • Strong organizational, analytical, and problem-solving skills, with the ability to manage multiple priorities and deadlines simultaneously.
  • Advanced proficiency in Microsoft Excel and financial modeling/reporting tools.
  • Leverage AI as a tool to drive efficiency

Education
  • Bachelor's degree in Accounting, Finance, or a related field required.
  • CPA designation preferred but not required.

The base annual salary range for this Chicago-based position will be $125-135,000. Actual salaries may vary based on factors, such as skill, experience, and qualification for the role. Employees may be eligible for a discretionary bonus, based on factors such as individual and team performance.
