Full Job Description
We are seeking an experienced Residential Maintenance Supervisor to join our Southwest DC residential team and contribute to the performance of two signature downtown communities.

Where you will work

You will work at Artline Apartments, our modern and recently renovated residential properties in Southwest DC near the Wharf & Nationals Stadium. Artline features 187-unit Class - A apartments, this property includes modern luxury finishes, a rooftop deck, a fitness center with on-site instructors, parking garage, club rooms & underground storage. Reflections Apartments our adjacent property with 160-unit Class - A apartments that includes amenities such as a private courtyard, fully equipped fitness center, pet play area, reserved parking for residents and many more amenities.

Requirements

Essential Functions and Responsibilities:
• Supervise, train, and direct the work of all maintenance staff associates. Provide feedback to associates with the assistance of the Community Manager.
• Perform regular inspections of the property to ensure the community and its grounds are in good repair and provide a safe and attractive environment for residents.
• Respond to all repair requests and maintenance concerns from residents and staff.
• Preparation of apartments for new residents and inspections for units with notice to vacate.
• Maintain accurate records regarding preventative maintenance, service requests, expenditures, make-ready status, work in progress, etc.
• Meet with Community Manager daily to report on status of all scheduled work, as well as any maintenance issues and recommended solutions.
• Diagnose and perform minor and routine maintenance repair throughout the property on a daily basis.
• Ensure proper removal and disposal of trash.
• Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
• Maintain availability to residents, management, staff, on a regular schedule.
• Must follow all safety/OSHA Requirements and attend required meetings and training programs.
• Establishes emergency maintenance on-call schedule and posts and distributes emergency telephone numbers.
• Identify all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts; prepare map indicating location of each.
• Adhere to and monitor keys/locks in accordance with key control policies.
• Additional duties as assigned.

Service/Retention Management:
• Develop resident satisfaction and resident retention at the community.
• Prioritize service requests and ensure they are completed within community set time frame.
• Ensure all emergency service requests are completed immediately.

Knowledge, Skills and Abilities:
• Complete understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
• Available to workdays and evenings, weekdays, and weekends.
• Must demonstrate ability to provide exceptional customer service.
• Must demonstrate ability to successfully work on a team.
• Must be able to clearly communicate both orally and in writing.

Education and Background:
• Universal CFC certification
• High School degree or equivalent is required.
• At least 4 years of experience working residential maintenance at an apartment community, hotel, resort, or similar environment.
• Previous Supervisory experience is required.
• HVAC, EPA and/or CPO certifications may be required.
• Proficiency with MS Office; particularly Outlook, Excel, Word and Internet browsers.
