Full Job Description
Location: Kansas City Area

The Regional Vice President of Avanti Residential Management is accountable for planning, implementing, and monitoring the operations, profitability, service quality, and resident relations of an assigned regional portfolio, while protecting and growing ownership's investment. This role builds a high-performing team of Regional Directors through effective recruitment, training, motivation, and coaching, and partners closely with the EVP on budgeting, asset performance, and business development to drive results across Avanti's multi-state portfolio.

What You'll Do...
  • Provide executive leadership for the region's operations, ensuring alignment with Avanti's core values, SOPs, and strategic objectives.
  • Facilitate quarterly asset review meetings with each Regional Director to discuss property performance and recommendations for improvement.
  • Provide the EVP with a summary report of each asset review and maintain the file on the shared drive.
  • Review management agreements, owner requirements, monthly reporting and budget deadlines, and accounting procedures with Regional Directors.
  • Review all annual property budgets for accuracy and alignment with ownership goals before they are released to clients and owners.
  • Inspect properties on a regular basis and complete site-visit checklists; ensure Regional Director checklists are completed, shared with the EVP, and uploaded to the shared drive.
  • Own direct supervision of an assigned portfolio of properties and step in to perform Regional Director duties as needed to ensure successful operations.
  • Mentor and develop Regional Directors, providing coaching, direction, and accountability to drive top-of-market performance.
  • Lead the annual review process for Regional Directors and sign off on Property/Community Manager evaluations.
  • Ensure onsite teams remain current on marketing, operations, and other required training; host in-person training sessions and quarterly manager meetings for the region.
  • Lead hiring and training for Regional Directors and Property/Community Managers, and own on-site hiring decisions within the region.
  • Manage and resolve employee conflicts in a positive manner, supporting counseling and coaching for onsite staff as needed.
  • Motivate teams through goal-setting, recognition, and a culture of accountability and customer-centricity.
  • Collaborate with the Centralization team to ensure efficient, consistent delivery of centralized services (leasing, resident services, renewals, and applications) across the region's portfolio.
  • Support business development efforts for the region, including identifying new third-party management opportunities, assisting with owner proposals and pitches, and building relationships that grow Avanti's managed portfolio, as directed by the EVP.
  • Serve as a back-up point of contact for owners and clients regarding property performance in the EVP's absence.
  • Travel as needed to assess potential acquisitions, evaluate service delivery, and strengthen relationships with onsite teams and ownership partners.
  • Perform special projects and other duties as requested by the EVP.


Requirements

What You Need to Succeed...
  • Bachelor's degree in business or related field required. Substantial industry experience may override this requirement.
  • 10+ years of multifamily property management experience, including oversight of a multi-site portfolio of more than 3000 units required.
  • Experience with budget preparation, lease-ups, business development, due diligence, and management takeovers preferred.
  • Exceptional leadership, management, interpersonal, and communication skills.
  • Strong computer skills, including intermediate proficiency in Excel, Word, and PowerPoint, and familiarity with property management systems such as Yardi.
  • Excellent organizational, time management, and multitasking skills, with the ability to prioritize and manage multiple projects at once.
  • Strategic planning and "big picture" thinking, balanced with attention to detail.
  • Proven negotiation skills and the ability to build relationships with owners, clients, and cross-functional teams.
  • Ability to apply logical thinking to define problems, gather relevant data, and recommend a clear course of action.
  • Ability to remain composed and effective under pressure.
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.

Work Location...
  • Work Schedule and location based on supervisor requirements
  • Travel of approximately 30-50%, varying based on portfolio size and current needs.
