Regional Manager - New Jersey

Location: North or Central Jersey (with travel throughout assigned portfolio)
Reports To: Area Vice President

This is a high-visibility leadership role responsible for driving operational performance, financial results, and team development across multiple communities within the region.

Geographic Focus: This position supports communities across North and Central New Jersey. Candidates should reside within a reasonable distance of the portfolio to effectively support regular on-site engagement and travel needs.

Position Summary

The Regional Manager is responsible for overseeing both operational and financial performance across a portfolio of communities. This leader ensures alignment with business objectives, drives consistency in execution, and supports teams in delivering strong resident and financial outcomes.

This role requires a hands-on, engaged approach, balancing property-level involvement with strategic oversight. Success in this position is driven by strong communication, sound financial management, effective partnership across departments, and the ability to lead through multiple priorities in a dynamic environment.

Essential Responsibilities

Team Development & Leadership
  • Train, mentor, and coach Property Managers and Maintenance Supervisors
  • Lead hiring, performance management, and succession planning efforts
  • Maintain consistent engagement with site teams through regular property visits

Operational & Portfolio Management
  • Oversee daily operations across multiple communities
  • Partner closely with site teams to resolve escalated issues and drive performance
  • Identify and implement operational improvements to enhance efficiency

Financial Management
  • Review, manage, and adjust property budgets
  • Monitor revenue performance, expenses, and overall financial health of the portfolio
  • Utilize reporting tools and systems to analyze trends and support decision-making

Leasing & Marketing Strategy
  • Support competitive positioning and leasing performance
  • Adjust strategies based on market conditions and portfolio needs

Risk, Compliance & Maintenance Oversight
  • Ensure compliance with company policies and regulatory requirements
  • Oversee capital improvements and maintenance strategies
  • Support emergency response and operational continuity as needed

What We're Looking For
  • Proven experience in multi-site property management (Regional Manager or senior-level Property Manager preferred)
  • Strong communication skills with the ability to effectively partner with site teams, leadership, and cross-functional departments
  • Hands-on leadership style with regular, consistent property-level engagement
  • Strong financial acumen with the ability to interpret property performance, budgets, and operational impact

Salary range: $110,000-$140,000/yr.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range
