Responsibilities
• Serve as a member of each PortCo's leadership team, acting as the dedicated HR business partner to leadership and managers, balancing day-to-day tactical support with strategic, proactive leadership guidance.
• Facilitate the full integration of PortCos into the Collective Residential framework, partnering with the SVP, People Operations and Prestige PEO.
• Partner with local leadership teams to design and lead proactive employee engagement strategies, communications, and initiatives that build a positive, connected culture within assigned PortCos, aligned with corporate values.
• Be visible and engaged, developing relationships and building trust with leadership teams and managers on-site and virtually across assigned PortCos.
• Coach managers and leaders through employee relations and disciplinary situations, promoting clear expectation-setting, direct and candid feedback, and a culture of accountability, including documented performance management when expectations are not met.
• Partner with and leverage the centralized Recruiting COE for the majority of hiring needs across assigned PortCos; serve as the intermediary for recruiting escalations.
• Own complex employee relations matters in partnership with senior leaders: resolving concerns, mediating conflicts, conducting investigations, and guiding managers on consistent, compliant policy application.
• Minimize turnover by conducting exit interviews with all voluntary terminations across PortCos; analyze trends and share feedback with managers and Operations leaders.
• Deliver and localize training on corporate-wide initiatives, policies, and programs for assigned PortCos.
• Develop and facilitate in-person management training for PortCo managers and leaders, in coordination with the HR leadership team.
• Manage the internal learning management system to ensure employees are enrolled in required and job-specific training; run monthly compliance reports and follow up as needed.
• Process employee status changes (new hires, transfers, promotions, terminations, compensation changes) in Prism (Prestige's HRIS), and provide oversight and approval of payroll files for assigned PortCos.
• Implement the annual performance review process across all PortCos, coaching managers to facilitate reviews that balance performance, values, and career growth conversations.
• Support compensation and bonus preparation in partnership with Operations leadership.
• Ensure consistent application of HR policy and procedures across assigned PortCos; escalate legal or compliance risk to the SVP, People Operations.
• Take direct ownership of recruiting for select unique, senior, or harder-to-fill PortCo positions not routed through the Recruiting COE.
• Partner with the SVP, People Operations on process improvements, policy rollouts, and other Collective Residential-wide people initiatives.
Requirements
• 10+ years of progressive human resources experience, with a strong track record as a strategic HR business partner.
• Experience in residential multifamily property management, real estate, or a related multi-site operating environment strongly preferred.
• Bachelor's degree, or equivalent combination of education and experience.
• SHRM-CP, SHRM-SCP, PHR, or SPHR certification a plus.
• Experience supporting employees across multiple states/locations; working knowledge of federal and state employment law.
• Demonstrated skill in employee relations, conflict resolution, coaching, and influencing leaders without direct authority.
• Proactive approach using automation and process innovation to eliminate friction.
• Strong written and verbal communication skills; ability to present recommendations clearly to leadership.
• Ability to work beyond traditional 9-5 business hours, including evenings and weekends, to respond to a rapidly growing organization.
• Ability to travel to PortCo offices and worksites as needed, at times with short notice (up to ~15%).
