About the Role
This role supports rent rolls, revenue forecasts, pricing analyses, tenant improvement schedules, reimbursables, and financial reconciliations for the building's tenant portfolio.
What You Will Do
- Maintain the tenant rent roll and forecast recurring tenant revenue.
- Track vacancy and the financial effects of vacant and underutilized space.
- Support development of occupancy pricing and cost recovery analyses, and prepare draft tenant rent and service calculations.
- Analyze operating costs, building specific charges, security charges, parking, tenant improvements, amortization, and reimbursable services.
- Review proposed and actual tenant charges for consistency with approved agreements and identify discrepancies among occupancy, billing, and financial records.
- Prepare revenue, expense, and variance reports and support annual budget formulation and multiyear forecasts.
- Develop financial scenarios for prospective tenants and space assignment alternatives.
What You Need
- Five years of real estate, budget, accounting, or financial analysis experience.
- Experience with rent, occupancy costs, amortization, revenue forecasting, and variance analysis.
- Strong spreadsheet and financial modeling skills.
Nice to Have
- Experience with federal budget formulation or reimbursable agreements.
- Experience with cost recovery or chargeback models in a shared facility.
Additional Information
- This position is based on site in Washington, DC during core business hours of 8:00 a.m. to 5:00 p.m., Monday through Friday.
- Employment is conditioned on the candidate receiving a favorable security investigation for unescorted access to a federal facility. Candidates who already hold a security clearance are encouraged to note it, though a clearance is not required for this role.
