Full Job Description
POSITION SUMMARY

The Property Manager will lead the overall operations, financial performance, and resident experience across a portfolio of multifamily residential properties. This role is responsible for managing day-to-day property operations, driving occupancy and revenue, and ensuring a best-in-class living experience for residents. The Property Manager will oversee on-site teams, including leasing, maintenance, and concierge staff, while ensuring compliance with all applicable regulations and company standards. The ideal candidate has a proven track record in residential property management, team leadership, and delivering strong financial and operational results.

RESPONSIBILITIES

PROPERTY FINANCIALS & PERFORMANCE:
  • Responsible for the overall financial performance of the property, including revenue growth, expense control, and NOI performance
  • Conduct monthly financial reviews comparing budget/forecast to actuals and report variances to senior management
  • Develop and manage annual operating budgets, capital plans, and multi-year forecasts
  • Monitor rent collections, arrears, concessions, and other revenue streams to ensure financial targets are met
  • Oversee expense management, vendor costs, and operational efficiencies
  • Ability to identify and execute revenue enhancement opportunities

RESIDENT EXPERIENCE & LEASING:
  • Ensure a high level of resident satisfaction through proactive communication and responsive service
  • Partner with and hold leasing teams accountable for achieving target occupancy, pricing strategy, and conversion targets.
  • Review and approve pricing strategies (in coordination with upper management)
  • Support leasing teams in driving traffic, managing leads, and executing renewals
  • Review and approve resident communications, notices, and policies
  • Handle escalated resident issues and ensure timely, solution-oriented resolution
  • Support community engagement initiatives to enhance resident retention

TEAM LEADERSHIP & DEVELOPMENT:
  • Lead, train, and develop on-site staff including leasing, maintenance, concierge, and administrative teams
  • Establish clear performance goals and hold team members accountable to service and operational standards
  • Oversee hiring, performance management, and employee development
  • Foster a collaborative, service-oriented culture aligned with ESRT values

OPERATIONS & BUILDING MANAGEMENT:
  • Oversee daily building operations, ensuring cleanliness, safety, and functionality of all common areas and amenities
  • Conduct regular property inspections and ensure building standards are consistently met
  • Manage work order systems to ensure timely completion of maintenance requests
  • Ensure compliance with building policies, house rules, and company procedures
  • Identify operational risks and implement solutions to mitigate them

VENDOR & CONTRACT MANAGEMENT:
  • Oversee third-party vendors and contractors, ensuring performance, cost control, and compliance
  • Manage contract negotiations, renewals, and vendor relationships
  • Ensure all vendors maintain proper insurance and meet building requirements
  • Oversee service contracts for maintenance, cleaning, security, and specialty services

COMPLIANCE & RISK MANAGEMENT:
  • Ensure compliance with NYC housing regulations and agencies, including HPD, DOB, FDNY, and others
  • Oversee compliance with affordable housing programs such as Section 8 and City PHEPS where applicable
  • Maintain all building permits, certifications, and inspection records
  • Manage incident reporting, insurance claims, and risk mitigation strategies
  • Ensure staff and vendors complete required safety training and certifications

CONSTRUCTION & CAPITAL PROJECTS:
  • Develop and execute capital improvement and renovation plans
  • Partner with project management teams to oversee unit renovations and building upgrades
  • Monitor project budgets, timelines, and quality of work
  • Ensure all construction and alterations comply with building standards and local codes

STRATEGIC INITATIVES & REPORTING:
  • Lead property-level initiatives aligned with portfolio and company goals
  • Provide regular reporting to senior leadership on financial performance, operations, and resident metrics
  • Identify opportunities to improve efficiency, resident experience, and asset value
  • Participate in portfolio-wide initiatives and special projects

REQUIRED SKILLS / ABILITIES

  • Strong financial acumen with ability to analyze budgets, forecasts, and financial statements
  • Knowledge of residential leasing, rent regulation, and property operations
  • Knowledge of NYC housing regulations, including affordable / rent stabilization, HPD compliance, DOB permitting, and local law requirements (e.g. LL11, LL84, LL97)
  • Strong leadership and team management skills
  • Excellent communication and problem-solving abilities
  • Ability to manage multiple priorities in a fast-paced environment
  • Working knowledge of building systems (mechanical, electrical, plumbing)
  • Proficiency in Yardi, BuildingLink, Microsoft Office, and related systems

$120,000 - $140,000 a year

Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
