Reporting to a Senior Property Manager, the Property Manager is an on-site, financially accountable leader responsible for driving asset value, controlling operating expenses, and maximizing portfolio financial performance while maintaining high tenant satisfaction.
This role serves as the primary financial steward of the property, with direct responsibility for operating budgets, variance analysis, escalation income, capital planning, and financial reporting. The Property Manager ensures that all operational and capital decisions align with RXR's financial objectives, internal controls, and long-term asset strategy.
The position requires close partnership with internal finance, accounting, leasing, and construction teams to analyze financial performance, evaluate capital ROI, manage vendor costs, and optimize building efficiency and NOI. The Property Manager operates in alignment with RXR's vision, mission, and core values, acting with an "owner's mindset" in all financial and operational decisions.
ResponsibilitiesTenant Relations & Operations- Cultivate strong relationships with tenant
• Oversee tenant installations and walkthroughs
• Implement life safety and maintenance programs
• Ensure compliance with RXR policies and NYC Local Law
Financial Management & Reporting- Develop and manage operating budgets
• Analyze variance reports and escalation income
• Approve vendor invoices and contracts
• Partner with Finance and Accounting teams
Vendor & Contract Financial Oversight- Evaluate service contracts with a focus on pricing and performance.
- Ensure vendor compliance with RXR procurement and financial policies.
- Track contract performance, renewals, and cost benchmarking
Operational & Team Leadership- Supervise and evaluate the property management team with a focus on financial accountability.
- Implement maintenance and life safety programs with cost-efficiency considerations.
- Oversee tenant installations, ensuring financial and scope controls.
- Ensure compliance with RXR policies and audit standards.
Systems & Financial Tools- Utilize Avid, Monday.com, Yardi, Kardin, and Angus to track financial workflows and approvals.
- Analyze Building Management Systems to identify cost-saving opportunities.
QualificationsExperience and Education- Bachelor's degree preferred
- 10+ years of commercial property management experience, including financial ownership of Class A NYC office assets
Required Qualifications- Demonstrated expertise in budgeting, financial reporting, and accounting procedures
- Advanced Microsoft Excel proficiency
- Strong understanding of operating expense recoveries and variance analysis
- Ability to present financial performance to senior leadership
- Excellent communication and leadership skills
- Expert understanding of commercial building systems and NYC Local Laws

$120,000-$130,000 USD
