Title: Property Manager

Location: East Rutherford, NJ (On-Site)

Job Summary:

Based out of Kurv's New Jersey (East Rutherford) office, The Property Manager is responsible for overseeing the financial and operational performance of an assigned industrial real estate portfolio in the Seattle region. This role manages day-to-day property operations, tenant relations, and financial reporting while ensuring alignment with asset management objectives and company standards.

The Property Manager works closely with the entire Property Management team to ensure efficient property operations, excellent tenant service, and strong financial performance across the portfolio.

Essential Job Responsibilities:
  • Vendor & Project Management
    • Develop RFPs, evaluate proposals, and support contract negotiation and execution
    • Oversee vendor performance and coordinate repairs, maintenance, and capital projects in accordance with approved budgets
    • Ensure compliance with property warranties, service contracts, and operational standards
    • Review contractor performance and project execution for quality and cost control
  • Team Leadership & Coordination
    • Provide direction and support to the Property Coordinator to ensure effective portfolio operations, including tenant and vendor certificate of insurance (COI) compliance
    • Partner with Facilities teams to ensure seamless execution of property maintenance and operational activities
    • Coordinate across departments to address operational, financial, and tenant-related matters
  • Systems & Reporting
    • Utilize Yardi Voyager (including PayScan and lease administration functions) to manage property financials and lease data
    • Maintain accurate and up-to-date records across systems and reporting tools
    • Support ongoing reporting requirements for Asset Management and leadership teams
  • Additional Responsibilities
    • Participate in special projects and process improvements as assigned
    • Serve as the primary point of contact for after-hours property emergencies and coordinate response efforts as needed


Qualifications:
  • Bachelor's Degree from a four-year college or university, with at least five years of industry experience or an equivalent combination of education and experience.
  • Relevant commercial real estate management experience, preferably with experience in industrial real estate management.
  • Understanding of real estate fundamentals and basic terminology
  • Strong working knowledge of Microsoft Office Suite; experience with Yardi, Jones Insurance Compliance, Fyxt, and Predict AP a plus; training will be provided.
  • Knowledge of construction processes and ability to understand construction drawings is helpful
  • Detail-oriented nature is critical to be successful in this role
  • Exceptional communication, time management, and organizational skills
