Position Overview:
A Project Manager at Pref-Tech will be responsible for everything their team does or fails to do, must inspire his or her team to provide customers with unparalleled service in a profitable manner, must manage multiple, complex projects simultaneously and ensure that all customers are completely satisfied. Key Responsibilities:
- Must meet or exceed Pref-Tech installation standards.
- Must complete projects on time and within budget.
- Must train and develop his or her team and take ownership of team members' morale and welfare.
- Must maintain accountability of assigned tools and equipment and keep them in good working order.
- Must commit to continuously helping Pref-Tech refine and improve the way the company operates.
- Conduct a Project Handover Meeting with the Sales Team to officially assume responsibility of the project.
- Obtain a comprehensive understanding of the project's contract documents:
- Scope of Work outlined in contract, proposal and/or purchase order
- Drawings
- Specifications
- Invoicing Requirements
- Certified Payroll Requirements.
- Lead a Project Kick-Off Meeting with the customer.
- Build the Pre-Construction Submittal Package:
- Material Data Sheets
- Shop Drawings
- Project Schedule
- Schedule of Values
- Permit Drawings
- Ensure that the Project Team and Pref-Tech meet all project compliance requirements:
- Certificates of Insurance
- Safety Requirements
- License Requirements.
- Refine the Bill of Materials, plan purchasing, and issue Purchase Orders to vendors.
- Organize the Project Team and refine the installation plan.
- Coordinate the installation plan with the Owner, General Contractor, Other Trades, and Subcontractors.
- Participate in and oversee the installation.
- Conduct regular quality control inspections of the work.
- Conduct regular safety meetings and inspections.
- Educate, train, and retrain Project Team to ensure high standards and continuous development.
- Receive change orders, participate in building proposals for the change orders, incorporate approved change orders into the project, and maintain an accurate accounting of all changes.
- Identify, write, submit, and track Requests for Information.
- Build invoice requests, submit invoice packages to the Accounts Receivable Manager, and ensure accurate and comprehensive invoices go to the customer.
- Manage costs throughout the project.
- Coordinate software programming effort and training with the Programming Team and Owner.
- Conduct pre-testing and final commissioning of projects.
- Manage the build-out of the Post-Construction Submittal Package:
- As-Built Drawings
- Commissioning Sheets
- Programming Matrix
- Operations and Maintenance Manuals
- Warranty Letters.
- Provide comprehensive status reports on all projects during weekly PM Meetings.
Required Qualifications:
- High School Diploma or GED Equivalent.
- At least 5 years of project management experience, with at least 2 of those years spent managing in the general construction and/or specialty trade contracting industries.
- Must be at least 18 years of age.
- Must possess a valid TX driver's license, successfully pass an MVR (Motor Vehicle Record) check, and maintain a clean driving record as a condition of continued use of a company vehicle.

- Be a subject matter expert on installing and servicing access control, intrusion detection, and video surveillance systems.
- Understand the basics of IP networking and IP-based equipment.
- Know and enforce Occupational Safety and Health Administration (OSHA) standards and requirements.
- Obtain and maintain a security license through the Texas Department of Public Safety.
Preferred Qualifications:
- Bachelor's degree in Business Administration, Engineering, or a related field.
- PMP or similar project management certification.
- Low Voltage industry certifications from ASIS, BICSI, ESA etc.

Work Hours & Travel:
- Office hours are Monday through Friday 8am - 5pm.
- As a part of overseeing the teams the required work hours may extend outside of office hours to be available during hours required to support specific jobsite hours, including nights and weekends.
- Project Managers should expect to spend 25-50% of their working hours mobile/on jobsites.
Physical Requirements:
This position is primarily office-based and requires the ability to sit for extended periods, operate a computer and standard office equipment, and communicate effectively in person and electronically. Must have the ability to:
- Ability to safely lift and carry up to 50 lbs.
- Comfortable working outdoors in various weather conditions, including heat and rain.
- Capable of ascending and descending ladders (6-14 feet) and stairs of varying heights with minimal restrictions.
- Willingness to work from a bucket truck as required for installations and maintenance.
