Position: Project Manager / Owner's Representative - Construction Site Based
Location: Los Angeles County / Southern California Region
Hiring Range: $110,000 to $140,000 annually

The incumbent will work predominantly at the client's job site in the South Bay Region of Los Angeles County with periodic visits to MOCA's offices in Irvine, CA

Position Summary:
The Project Manager / Owner's Representative (construction site-based) will oversee and coordinate the day-to-day management and reporting of large, complex construction projects throughout all project phases, including pre-construction, procurement (bid/award), construction, project closeout, and warranty. Working closely with project leadership, this role will help ensure projects are delivered on schedule, within budget, and in alignment with the client's goals, objectives, quality standards, and contractual requirements.

Duties & Responsibilities include but are not necessarily limited to:
  • Support leadership and the project team in the successful management and delivery of complex building projects while achieving the client's vision.
  • Support Construction Management services including review/evaluation and monitoring of project budgets and schedules, review of RFI's and submittals, review/evaluation of pay applications and change orders, observing and monitoring of construction activities, and evaluating field issues and facilitating resolutions.
  • Assist project leadership in maintaining optimal performance by executing approved plans and maintaining proper controls. Reports progress relative to cost, schedule, and quality standards while adhering to project requirements.
  • Fosters a collaborative environment with peers and project teams; maintain positive, trusted relationships with clients, consultants, architects and contractors.
  • Maintain open dialogue with contractors, subcontractors, architects, clients and stakeholders to ensure clear, continuous and effective communication and a common understanding of project status, progress, and expectations.
  • Participates in client and stakeholder meetings; prepares agendas, content and meeting minutes.
  • Provide regular progress reports to the clients.
  • Work on-site, as required, in construction trailers or field offices; provide daily construction observation reports.
  • Conduct field walks and participate in OAC (Owner, Architect and Contractor) meetings.
  • Facilitate creative solutions and problem solving throughout all phases of the design and construction process.
  • Monitor and facilitate project commissioning and closeout activities.
  • Coordinate delivery of fixtures, furniture, and equipment (FF&E) and other Owner contracted services and vendors.
  • Support the performance of contracts with contractors, subcontractors, architects, consultants, and vendors.
  • Support leadership in developing, updating, and reporting on project budgets, invoices, and financial forecasts, including variance reporting.
  • Review contractor schedule updates and coordinate with MSI's internal scheduling team; provide updates to the Owner.
  • Facilitate and support a collaborative environment, relationships and work sessions that advance the projects agendas and effectively resolve challenges and changes.
  • Periodic travel, to project sites, client offices, and MSI offices.
Required Qualifications:
  • Bachelor's degree in construction management, engineering, architecture, or related technical field.
  • 4-6 years minimum onsite, construction experience in an architecture, engineering, QA/QC, scheduling or junior/admin superintendent role. or
  • Demonstratable familiarity with common construction project phases, with significant experience in QA/QC, Construction Administration or scheduling.
  • Demonstratable experience with Bluebeam, P6 or other scheduling software including Touchplan
  • Industry certifications such as CCM, PMP, DBIA, or LEED AP is a plus.
Required Skills & Abilities:
    • Strong organizational and project management skills.
    • Excellent problem-solving and analytical abilities
    • Ability to prioritize tasks and meet deadlines in a fast-paced environment.
    • Ability to lead regular meetings with all parties to the project
    • Ability to investigate complex workflows including blueprints, reporting and other analytics as needed

    • Proven ability to manage project teams and staff and deliver results on time and within budget.
    • Strong communication skills, including the ability to brief leadership effectively.
    • Proficiency in Microsoft Office (Word, Excel, PowerPoint, and SharePoint).
    • Working knowledge of construction management software, including Adobe Creative Suite and Bluebeam Revu is preferred.
