Role description

We are seeking an experienced Project Manager II to lead and manage complex educational facility construction projects ranging from $5 million to $100 million in value. This role is ideal for a proactive construction management professional with expertise across the full project lifecycle, from planning and design through construction, occupancy, and closeout. This on-site position will support client projects throughout the Los Angeles area.

The Project Manager II serves as a key liaison between stakeholders, design teams, contractors, regulatory agencies, and campus leadership to ensure projects are delivered safely, on schedule, within budget, and in compliance with all applicable standards and regulations.

Key Responsibilities

Project Leadership & Delivery
  • Manage multiple capital construction projects simultaneously, overseeing all phases of project delivery.
  • Monitor project scope, schedule, budget, staffing, risks, and overall performance.
  • Provide regular project status updates, recommendations, and strategic guidance to senior leadership and project stakeholders.
  • Ensure adherence to established project management procedures, construction standards, and regulatory requirements.

Construction Oversight
  • Perform field observations and construction site reviews to verify compliance with design documents, codes, and applicable regulatory requirements.
  • Coordinate with architects, engineers, contractors, inspectors, and regulatory agencies to resolve complex construction issues.
  • Review and evaluate project documentation, schedules, RFIs, submittals, change orders, and project reports.

Risk Management
  • Identify project risks through field observations and project analysis.
  • Develop mitigation strategies and maintain project risk registers.
  • Monitor emerging risks and proactively implement corrective actions to minimize impacts on project objectives.

Stakeholder Coordination
  • Collaborate with college representatives, design professionals, contractors, and project teams to develop and execute construction phasing and swing-space strategies.
  • Facilitate communication among stakeholders to ensure project alignment and successful implementation.
  • Present project updates and recommendations to campus leadership, district representatives, and program management offices.

Project Closeout
  • Lead project closeout activities, ensuring compliance with all regulatory and organizational requirements.
  • Coordinate occupancy planning, FF&E installation, asset disposition, relocation efforts, and final documentation.
  • Verify completion of punch-list items, warranties, record documents, and regulatory approvals.

Program Support
  • Provide guidance and mentorship to project team members.
  • Support planning, programming, and design activities for future campus projects.
  • Assist with reporting, presentations, and strategic planning initiatives.

Required Qualifications
  • Bachelor's degree in Architecture, Engineering, Construction Management, Urban Planning, or a closely related field.
  • Seven (7) years of experience managing multiple construction projects.
  • At least two (2) years of experience in educational facility design and construction.
  • Four (4) additional years of qualifying construction project management experience may be substituted for the required degree.
  • Demonstrated experience managing complex projects with multiple stakeholders and competing priorities.

Preferred Qualifications
  • Experience working within a large capital improvement program.
  • Knowledge of the California Public Contract Code and public-sector procurement processes.
  • Experience with formal construction partnering methodologies.
  • Experience with Division of the State Architect (DSA) design and construction processes or similar regulatory environments.
  • Thorough understanding of all project lifecycle phases, including planning, design, construction, and closeout.
  • Experience with alternative project delivery methods.
  • Strong leadership, negotiation, communication, and problem-solving skills.

Professional Certifications (Preferred)
  • Licensed Architect (California Architectural Board)
  • Professional Engineer (California Board for Professional Engineers and Land Surveyors)
  • Certified Construction Manager (CCM)
  • PMP or other recognized project management certification

We offer nine paid holidays and 15 days PTO that accrue per year. The salary range for this position is $130,000 - $165,000. Actual salaries will vary and are based on several factors, such as experience, education, budget, internal equity, project and location.
