Responsibilities

Full Job Description
The Project Manager will be responsible for identifying, budgeting, permitting, bidding, contracting, and monitoring construction improvements on newly constructed or existing assets. This role will report to the SVP Development & Construction.

Position Responsibilities
  • Build and maintain strong relationships, with property managers, designers, and contractors.
  • Effectively source design services and construction with current or new consultants or contractors.
  • Lead a team of consultants and contractors to implement Capital Projects outlined and approved in the annual budgeting process.
  • Manage cost and timeline of capital expenditure projects, large tenant improvement jobs, and larger capex projects as necessary.
  • Develop an overall Capital Improvement Execution Plan and establish a strategy of capital savings opportunities.
  • Participate in the due diligence investigations of new investment properties.
  • Report on the progress and completion of projects established in the budget and any unbudgeted projects required of the portfolio.
  • Respond to Build to Suit or Leasing RFP's through establishing site plans, floor plans, and reviewing tenant's specifications while maintaining budgets and schedules to support development projects.
  • Maintain and track project management weekly and monthly reporting deliverables.
  • Prepare "make ready" improvements upon rollover of any lease termination.

  • Effective written and verbal communicator who can operate within a wide spectrum of internal executives, municipal authorities, tenant executives, community groups, industry professionals and brokers.
  • Solid grasp of financial analysis techniques as they apply to development and construction projects.
  • Outstanding interpersonal skills and the ability to work in a fast moving, demanding and dynamic organization.
  • Ability to build and maintain relationships with a variety of professionals.
  • Must have the aptitude to act as a liaison efficiently and effectively between the key team members (Development Manager/Analyst/Market Officers)
  • Must act in a professional manner both inside and outside of the work environment.
  • An intuitive, creative, market-savvy, Project Manager must demonstrate capacity to recognize market trends and implement forward thinking solutions.
  • Collaborative, team-oriented work style, which seeks the benefit of the company, and utilizes the best human resources available to accomplish that.
  • Willingness to travel.
  • Bachelor's degree required (preference in real estate, construction management or engineering).
  • 4+ years of experience in commercial real estate development and construction with an emphasis on industrial product.
  • Experience working with various cities and municipalities to process plans and documents.
  • A functional understanding on how to prepare and review contractor and consultant proposals, agreements, and contracts.
