Project Manager

Purpose of Position:
We are looking for an experienced Project Manager with a Plumbing/HVAC background to join our growing construction team in Boise, ID. The ideal candidate will have at least 7-10 years of experience managing high rise or large complex projects from start up to close out. They play a critical role and are responsible for ensuring specifications are met and mechanical work is delivered safely, on schedule, and within budget.

Job Location: Boise, ID

Reporting Structure:
The Project Manager reports directly to the Regional Manager.

Primary Responsibilities:
  • Responsible for oversight of one or more construction projects/teams at multiple sites or large complex projects
  • Tendering, selecting, and awarding sub-contracts
  • Participate in the design development process to collaborate and value-engineer construction methods to reduce time and cost
  • Conduct Start-Up Meetings and Post Project Analysis to evaluate project success and areas of improvement for future projects
  • Create budgets and other targets for projects
  • Establish a project guideline for each approved project that defines the goals, objectives, risks, assumptions, staffing levels, roles and responsibilities, work breakdown structure, milestones and deliverables
  • Manage all subcontractors and suppliers to ensure quality and cost control
  • Oversee and monitor all trade contractors change orders and owner-driven changes
  • Monitor labor hours and job progress and cost
  • Oversee and distribute project documents where required (RFI's, procurement, change logs, submittal schedules, POs, etc.)
  • Ensuring applications are submitted for required permits
  • Facilitate weekly meetings with Foreman and Designers
  • Evaluate manpower efficiency and make adjustments if required
  • Manage completion requests for occupancy/close out and create owner manual
  • Act as a liaison between the general contractor(s) and the sub-trades
  • Ensure compliance of all health and safety regulations
  • Resolve conflicts between OPM employees, general contractor, and sub trades
  • Ensure client satisfaction throughout the life cycle of the project
Experience, Education & Qualifications:
  • 7-10 years of experience in Plumbing/HVAC project management
  • Jobsite experience would be considered an asset
  • Ability to interpret blueprints, specifications, inspection reports, etc.
  • Significant knowledge of construction methods as well as an understanding of municipalities and the permit processes
  • Experience with managing subcontractors and vendors
  • Skilled negotiator with the ability to track change orders with both owners and subcontractors
  • Ability to ensure accurate completion of project scope
  • Meets sensitive deadlines on a consistent basis
  • Ability to manage multiple projects and tasks at a time
  • Sound knowledge of Building Code and Safety Regulations
  • Strong knowledge of MS Office suite including MS Excel, and MS Project
  • Knowledge of Viewpoint Spectrum ERP an asset
  • Knowledge of Trimble AutoBid and Bluebeam an asset
