We're hiring a Project Manager to manage roofing, waterproofing, deck coating, exterior renovation, and tenant improvement projects from estimate through closeout.
The right person will meet with clients, walk jobs, build the estimate, put together material and labor pricing, present the proposal, follow up, get the contract signed, and then help see the project through completion.
We're looking for someone who can manage the full life cycle of a project while also building relationships and developing their own book of business. A lot of work will come through the office, but this person should also be comfortable forging relationships with property management companies, HOA clients, general contractors, and other referral sources.
This is not just a behind-the-desk PM role. We need someone who understands the field, knows roofing and exterior scopes, can communicate with crews and clients, and can keep multiple jobs moving at the same time.
Requirements- Meet with clients and perform job walks
- Estimate roofing, waterproofing, deck coating, exterior repair, and renovation projects
- Build material, labor, and project pricing for proposals
- Prepare and follow up on quotes until contracts are signed
- Coordinate with superintendents, crew leaders, subcontractors, and vendors
- Manage schedules, budgets, field execution, and client communication
- Visit active job sites to monitor progress, quality, safety, and schedule
- Handle final job walks, punch lists, and closeout
- Build and maintain relationships with property managers, HOA boards, general contractors, and commercial clients
- Develop new business while also managing assigned incoming opportunities
Ideal Background:
- 8+ years managing roofing, waterproofing, deck coating, exterior renovation, or tenant improvement projects
- Experience managing projects from estimate through closeout
- Strong understanding of residential, commercial, and HOA work
- Experience with reroofs, leak remediation, waterproofing, balcony/deck repairs, exterior building restoration, and related scopes
- Comfortable coordinating field crews, subcontractors, schedules, budgets, and property managers across multiple active jobs
- Strong client-facing communication skills
- Ability to estimate, sell, manage, and close out work independently
- Existing relationships with property managers, HOAs, GCs, or commercial clients are a strong plus
Benefits- Base salary typically ranges from $70,000-$110,000 depending on experience, book of business, and proven production

- Bonus structure tied to revenue, minimum sales requirements, and profit requirements
- Strong performers can reasonably earn $130,000-$150,000+ annually, with higher upside for candidates consistently producing $2M-$2.5M+ in revenue
