The Project Executive develops and implements a plan to deliver the required project and services in the most effective and efficient manner possible, with the support of the project teams and input from external stakeholders.  This position is responsible for managing all company contacts with new and existing clients.  The Project Executive may oversee a single large project or multiple projects.  This position is responsible for generating business, negotiating contracts, estimating, bidding, profit/loss of assigned projects, and supervision of project staff.

.Duties and Responsibilities

  • Coordinate efficient assignment of staff among projects with Account Manager and oversee management of on-site staff.
  • Assist Business Development/Marketing in the sales process for new and existing clients, including presentations and proposals. 
  • Enhance and maintain good relationships with clients, designers, consultants and internal Skanska clients. 
  • Confer with Account Manager and project management to identify client expectations and to develop related project strategies.
  • Lead project team in development of Project Execution Plan 
  • Assist in overseeing cost control and change management systems.
  • Oversee execution and updates of initial master schedule and maintain with project team.
  • Oversee preparation of reports regarding financial performance of the project, including PSRs, PFCs and CI reports
  • Review monthly owner project status reports, as required.
  • Attend and participate in project meetings, including progress, pre-construction and pre-award.
  • Coordinate development and maintenance of site logistics plan with Project Manager and Superintendent 
  • Assist in overseeing project close-out. 
  • Approve Subcontractor/Vendor Bid Lists/Bid Packages and Awards with project management.
  • Authorize reimbursable travel/expenses and non-reimbursable travel/expenses up to $1,000 as required.
  • Conduct quality inspections with the project team, assist in creating and executing PQP plans.
  • Communicate and enforce Skanska Safety and Health Management Program 
  • Perform executive site safety visits to peer review other projects throughout construction.
  • Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others. 
  • Develop skills and mentor project management employees, including conducting employee evaluations per Skanska’s guidelines, as required.
  • Constructability and design review
  • As a Project Executive on an active construction site, this position requires regular and consistent on-site attendance to monitor and observe construction operations and participate in scheduled and ad hoc production, safety, and supervisory meetings.  Additionally as a manager/supervisor, your presence is required to oversee the work of employees in addition to providing real-time feedback, mentoring, and coaching as needed.

Required Qualifications:

  • 12+ year of experience in cost and document management principles and related systems.
  • 10+ year recent year of experience working within AEC space.
  • 10+ years of experience working across multiple operational functions.
  • 10+ years managing and developing successful teams.
  • Bachelor’s Degree – Construction Management or equivalent. experience and minimum 15 years prior relevant experience.

 

Preferred Qualifications:

  • Preferred Procore Construction Management certification
  • Preferred experience with broad job knowledge of technical or operational practices within electrical construction.
  • Preferred CMIT certificate
  • Working knowledge of design and drawing software to including, but not limited to, Revit, AutoCAD, AutoCAD Civil 3D, NAVIA, and Bluebeam
  • Working knowledge of BIM 360 and BIM 360 Plan
  • Working knowledge of Prolog and Primavera P6
  • Experience with JD Edwards for timekeeping, project costs, and other project financials.
  • Strong written and verbal communication skills including experience utilizing email, phone, and Microsoft office platforms.
  • Understands basic management approaches such as work scheduling, prioritizing, coaching and process execution.

• Commercial Management: Negotiates and manages development and execution of the client's prime contract as well as subcontracts and vendor agreements. Develops, monitors, tracks, and negotiates project costs to ensure projects are successful and profitable. Ensures the financial interests of the company are protected while maintaining positive client relationships.

• Construction Drawings / Plans: Reads and understands construction plans and drawings and the technical specifications associated with drawings. Outlines specifications required for submission to client and ensures submittals are approved.

• Design Management - Building: Manages design process and relationships between design and construction to ensure the designer delivers quality, budget conscious, and complete documents on schedule.

• Forecasting: Creates and validates financial forecasts of costs for upcoming activities and projects.

• Subcontractor Management: Monitors, inspects subcontractor activities to ensure they are performing the work safely, are adhering to schedule, and are producing quality work to ensure they are in line with subcontractor agreements and our client contract obligations.

Has advanced knowledge and ability to coach/guide others in:

• Building and Construction Knowledge: Applies building and construction knowledge, including history, customers, competitive environment, and materials and methods to build quality projects safely.

• Construction Documentation: Creates documentation such as RFIs, and client correspondence on issues related to the notification provisions in contracts.

• Preconstruction Planning - Project Management Building: Partners with preconstruction group to plan the project for success (e.g., procurement, logistics planning, scope reviews, budgeting and costing).

• Safety - Project Management Building: Promotes and supports our care for life value, ensuring adherence to safety expectations and standards for self and others’ work. This includes avoiding taking unnecessary safety risks, and being aware of conditions that affect employee safety.

• Schedule Management - Project Management Building: Develops, manages, and maintains schedules and timelines. Provides project management and schedulers with information about issues in the field that may impact timelines to make sure that contractual obligations are being met.

• Site Logistics: Develops, approves, and communicates site logistics plans, verifying they are in place and clearly understood. Ensures that projects are proceeding according to plan.

Has demonstrated proficiency in:

• Quality Management - Project Management Building: Develops a project-specific, quality management plan, monitors work sites, and identifies and addresses concerns or issues that do not meet quality standards. Completes quality work documentation and forms to ensure compliance with contracts.
