POSITION/LEVEL: Project Executive FLSA STATUS: Exempt

DEPT/OFFICE: Riverton DATE: September 2026

REPORTS TO: Director of Development & Construction | North America

JOB SUMMARY:

The Project Executive will provide strategic leadership and oversight for the planning, development, and execution of a complex, large scale mixed-use redevelopment project. Working across Jamestown's development, asset management, leasing, finance, legal, marketing, and operations functions, this individual will be responsible for advancing the project from planning to and entitlement through development and long-term operations while coordinating internal teams, external partners, consultants, and stakeholders.

This role requires broad expertise in mixed-use real estate, including development strategy, project capitalization, leasing and merchandising, public-private partnerships, land use and entitlements, and placemaking. The successful candidate will bring an entrepreneurial and collaborative mindset, strong commercial judgment, and the ability to manage multiple complex workstreams while balancing long-term strategies with discipline execution to advance the project's vision and business objectives.

QUALIFICATIONS:
  • Minimum of 15 years of progressively responsible experience in mixed-use real estate development, investment, and related executive leadership, including oversight of large-scale complex development projects.
  • Advanced degree preferred in business, real estate, law, or a related field.
  • Extensive experience in mixed-use development, finance, leasing, and operations.
  • Experience with brownfield remediation and redevelopment under New Jersey Local Redevelopment and Housing Law.
  • Broad knowledge of retail, residential, office, and hotel development formats and NJ/NY metro and national market dynamics.
  • Extensive knowledge of retail, food and beverage, and entertainment sectors, including merchandising strategies and lease, sale, and development transactions.
  • Knowledge of project capitalization structures and capital market dynamics.


ESSENTIAL JOB FUNCTIONS:
  • Formulate, assess, and implement mixed-use development strategies across retail, office, hotel, food and beverage, and entertainment uses.
  • Create and analyze development pro formas for multiple product types, project capitalization and venture structures, predevelopment pursuit budgets, and project operating budgets.
  • Strategize and collaborate with outside counsel and other professionals on zoning, planning, approvals and entitlements, property association declarations, easements, title matters, and design review and approval processes.
  • Coordinate redevelopment planning with brownfield remediation and manage project components through planning, approval, development, and operations.
  • Identify, pursue, and implement public funding sources at local, state, and national levels to support redevelopment, including PILOT and Special Assessment structures, redevelopment area bonds, NJEDA Aspire incentives, brownfield remediation funding, and transportation-related grants.
  • Address non-residential development fees and affordable housing compliance requirements applicable to the redevelopment.
  • Develop relationships with key local, county, and state governmental stakeholders to educate and advocate in support of project goals.
  • Interpret and apply demographic and psychographic analysis, market supply and demand assessments, and market sector analyses to project strategy.
  • Partner with internal and external marketing, branding, public relations, and communications professionals on overall project strategy and responses to opportunities and challenges.
  • Assess consumer behavior and help drive consumer engagement through placemaking, design, and activation of public spaces.
  • Manage internal and external teams toward long-term objectives through incremental milestones, accountability, and disciplined execution.
  • Drive project workstreams to completion in a complex public-private environment while continuously flexing priorities to maintain pace and progress.
  • Balance entrepreneurial creativity and a sense of urgency with institutional discipline.


IMPORTANT JOB FUNCTIONS:

Majority of work time will be spent in an office environment, however, set up and during events, candidate should be able to meet the following physical requirements:
