What we needExol is seeking a driven and detail-obsessed program leader to own the integrity, precision, and velocity of project schedules across Exol's growing network of warehouse builds and automation deployments. As Principal Program Manager, Project Schedules, you will serve as the connective tissue between construction, automation technology, and operations-ensuring every workstream, dependency, and milestone is visible, accurate, and progressing.
This is not a passive coordination role. You will set the tempo, create urgency, and hold teams accountable to schedules that directly determine when Exol's sites go live. Your work will be highly visible to senior leadership, and your ability to translate complex, multi-threaded project data into clear executive narratives will be as important as your command of the schedule itself.
What you'll do - Schedule Ownership: Build, maintain, and govern integrated master schedules across all active warehouse projects spanning pre-construction, construction, automation installation, and operational readiness ensuring every schedule reflects ground truth, not optimism.
- Critical Path Management: Identify, monitor, and communicate the critical path and near-critical path for every active site, proactively surfacing risks and recovery options before they become delays.
- Construction & Automation Coordination: Partner with architects (AOR), general contractors, automation vendors & integrators, and internal stakeholders to align construction milestones with technology installation sequences across both SPEC and greenfield projects.
- Operational Readiness Tracking: Extend schedule visibility beyond physical construction to include warehouse management system integration, staffing and hiring timelines, training milestones, and go-live readiness criteria for each site.
- Tempo & Accountability: Drive a disciplined cadence of schedule reviews, input validation, and stakeholder commitments, challenging inputs that lack precision and creating a culture where schedule integrity is a shared responsibility.
- Executive Reporting: Prepare and deliver high-quality, senior-leader-ready reporting that translates complex, multi-site schedule data into clear status, risk, and decision narratives, serving as the authoritative voice on where every project stands.
- Dependency & Risk Management: Map and manage cross-site and cross-functional dependencies, maintaining a live risk register that anticipates schedule threats and documents mitigation strategies.
- Process & Standards: Establish scheduling standards, tools, and governance frameworks that scale with Exol's pipeline-ensuring consistency, comparability, and quality of schedule data across all projects.
What we need - Bachelor's degree in construction management, Engineering, Project Management, Business, or a related field. Master's degree in construction management, Engineering, or Project Management Preferred
- Minimum 12 years of experience in project or program management, with a demonstrated focus on complex, multi-site capital projects involving construction and/or technology deployment.
- Active PMP (Project Management Professional) certification through PMI, or equivalent credential such as CCM (Certified Construction Manager) through CMAA.
- Expert-level experience building and managing integrated master schedules using tools such as Smartsheet, Quickbase, Microsoft Project, or comparable scheduling platforms-including critical path method (CPM) analysis.
- Proven ability to synthesize complex, multi-workstream project data into concise, accurate, and visually clear executive-level reporting and presentations.
- Track record of driving accountability and schedule adherence across general contractors, technology vendors, and internal stakeholders without direct line authority.
Preferred: - Warehouse or Industrial Experience: Prior experience managing schedules for large-scale industrial, distribution, or fulfillment center construction projects, including coordination with automation or material handling equipment vendors.
- Greenfield & SPEC Familiarity: Hands-on experience navigating the distinct scheduling dynamics of both greenfield development and SPEC building deployments, including permitting, shell delivery, and tenant improvement sequencing.
Our environment - Up to 30% travel may be required. Employees must have a valid driver's license and the ability to drive and/or fly to client and other customer locations.
- The employee is responsible for owning a credit card and managing expenses personally to be reimbursed on a bi-weekly basis.
