About the RoleHut 8 is developing large-scale energy and digital infrastructure, with a growing pipeline of data center campuses and power projects. We are seeking a Principal, FP&A - Development to own the financial picture of our development portfolio across the full project lifecycle - from initial estimate through project completion - and to answer the question that matters most: how did we actually perform against what we underwrote?
This is an analytically demanding, high-ownership role. You will publish recurring reporting on the development portfolio, build and maintain cost estimates and estimate-to-actual analyses, and serve as a trusted finance partner to both the Corporate Development team and the Energy Origination (EO) team. You'll be expected to work in modern tooling - including visualization platforms and AI tools - to make reporting faster, sharper, and more decision-ready.
Key ResponsibilitiesPortfolio Analysis & Reporting
- Publish recurring reports on the development portfolio - budgets, forecasts, commitments, spend, and variances - on a consistent weekly/monthly cadence.
- Perform portfolio-level analysis across projects: capital deployment, cost trends, benchmarking across sites, and scenario/sensitivity analysis to support leadership decisions.
- Build clear, decision-ready dashboards and visualizations in Power BI, Tableau, or AI tools; continuously improve reporting so insights are self-serve and current.
Cost Estimating & Project Lifecycle Ownership
- Own the financial view of the full development lifecycle: develop and maintain cost estimates at each stage, track them through execution, and close the loop with estimate-vs-actual analysis at project commercialization.
- Serve as cost estimator for development-stage projects, working with Development, Construction, and Procurement to build defensible, well-documented estimates.
- Feed lessons learned from completed projects back into estimating assumptions, benchmarks, and unit-cost libraries to improve accuracy over time.
Business Partnership
- Act as a finance partner to the Corporate Development team and the Energy Origination (EO) team - supporting planning cycles, reforecasts, capital approvals, and ad hoc analysis.
- Reconcile project data between PMIS and NetSuite to ensure a single, accurate source of truth for project financials.
- Support monthly close, accruals, and capital reporting in partnership with Accounting.
Tools, AI & Continuous Improvement
- Actively use AI tools to accelerate analysis, reporting, and documentation - and identify new ways to automate manual workflows.
- Improve and standardize templates, models, and reporting processes across the development portfolio.
- Travel to project sites (~10% of time) to stay grounded on site progress and validate assumptions behind the numbers.
Qualifications- 3+ years of experience in FP&A, project finance, cost estimating, project controls, or portfolio analytics - ideally supporting real estate development, data centers, energy, or large capital projects.
- Strong analytical skills with demonstrated experience in portfolio analysis, cost estimating, budgeting and estimate-vs-actual (lookback) analysis.
- Excellent communication skills; able to publish polished reporting and present findings to corporate and operations stakeholders.
- Comfort operating with ownership and autonomy across the full lifecycle of a project.
- Bachelor's degree in Finance, Accounting, Economics, Engineering, Construction Management, or a related field (or equivalent experience).
- Willingness to travel ~10% to project sites.
Systems & Tools- Visualization: Power BI, Tableau, or other tools - able to build and maintain dashboards independently.
- PMIS: Experience with project management information systems preferred (e.g., Procore, Kahua, e-Builder, Unifier, or similar).
- ERP: NetSuite preferred; comparable ERP/accounting platforms acceptable.
- Excel: Advanced proficiency - complex models, pivot tables, lookups.
- AI: Demonstrated, practical use of AI tools in day-to-day analytical and reporting work.
