Full Job Description
Preconstruction Manager will work out of our Midwest Division, located in Edina, Minnesota. The Preconstruction Manager serves as a working manager responsible for the overall success of assigned projects during the preconstruction and bidding phases. Reporting to the Director, Preconstruction, this role will lead and mentor a team while managing preconstruction deliverables. The Preconstruction Manager drives the preconstruction process and requires strong collaboration with development, design, and operations teams to deliver projects that meet scope, budget, and schedule expectations while supporting company growth and profitability.

The salary range is $115,000-$140,000. The salary may vary within the range based on factors such as location of the role, and a candidate's experience, knowledge, skills, and abilities.

Leadership & Management
  • Serve as a working manager contributing directly to key deliverables
  • Responsible for the success of assigned projects, ensuring preconstruction milestones, budgets, and schedules are achieved
  • Establish and maintain best practices through standardization and process improvements within the preconstruction department
  • Foster a culture of accountability, collaboration, and continuous improvement across all project teams
  • Act as primary liaison between internal teams during the preconstruction phase

Project Administration & Initiation
  • Develop, review, and process initial internal project budgets for executive approval
  • Administer and manage project setup for assigned projects
  • Develop and oversee project execution plans in coordination with development, design, and operations management teams
  • Support and track ROMbudgets and constructability reviews during project development
  • Oversee preparation of draw schedules, first invoices, and related project startup documentation
  • Allocate team resources as project needs evolve
  • Perform additional Preconstruction Management tasks as assigned by the Director, Preconstruction

Cost Analysis & Value Engineering
  • Provide cost analysis of design and construction documents at key milestones
  • Conduct comprehensive QA/QC of design and construction documents at key milestones
  • Identify, assess, and report potential cost risks and opportunities, design gaps, and market trends
  • Provide budgetary guidance, helping internal teams make informed decisions to avoid overruns

Bidding & Preconstruction Management
  • Develop and manage bidding schedules and milestones to align with project deliverables
  • Lead bid intake, contractor communication, and prequalification processes
  • Manage all bid documents, ensuring accuracy and consistency across drawings, specifications, and front-end documents
  • Review, approve, and issue bid packages, addenda, and RFI responses
  • Ensure adequate bidder coverage and maintain relationships with subcontractors and vendors
  • Monitor preconstruction milestones and maintain accountability across all assigned projects
  • Report on preconstruction metrics, providing leadership-level visibility into performance and trends
  • Serve as subject matter expert on public bidding processes, regulations, and statutory requirements

Process Improvement & Compliance
  • Lead process improvement initiatives to optimize preconstruction workflows
  • Ensure compliance with safety, regulatory, and corporate policies
  • Participate in cross-departmental initiatives to enhance integration between design, preconstruction, and operations
  • Support and drive continuous improvement in cost estimation, constructability, and communication processes

QUALIFICATIONS & EXPERIENCE
  • Preferred but not required, bachelor's degree in construction management, Architecture, Engineering, or related field
  • 5+ years of progressive experience in preconstruction, estimating, or project management, with at least 2 years in a leadership capacity
  • Proficiency in Procore, Microsoft Office Suite (Word, Excel, Outlook, Teams), and industry-standard estimating and scheduling tools
  • Strong knowledge of construction means and methods, cost control, and value engineering principles
  • Ability to read and interpret plans and specifications for commercial building construction
  • Public Sector construction knowledge highly preferable
  • Electrical construction knowledge highly preferable
  • Exceptional organizational, communication, and leadership skills
  • Demonstrated ability to manage multiple priorities in a fast-paced, deadline-driven environment
  • Collaborative mindset with a focus on mentorship and team development
