Full Job Description
We are seeking an experienced Preconstruction Manager to lead the planning and estimating efforts for commercial construction projects throughout the Kansas City market. This is an excellent opportunity for a seasoned construction professional who excels in estimating, budgeting, value engineering, constructability reviews, and early project planning.

The ideal candidate has a strong commercial construction background, thrives in a collaborative environment, and is looking to grow into a long-term leadership role within preconstruction. Projects are primarily delivered through Design-Build, Construction Manager at Risk (CMaR), and negotiated contracts, with occasional select bid and hard bid opportunities.
Responsibilities
  • Lead preconstruction activities from initial project pursuit through turnover to operations.
  • Prepare detailed estimates, budgets, conceptual cost models, and project pricing.
  • Review drawings, specifications, and construction documents for completeness and accuracy.
  • Coordinate with owners, architects, engineers, subcontractors, vendors, and internal project teams.
  • Support Design-Build, CMaR, negotiated, select bid, and hard bid project pursuits.
  • Perform constructability reviews and provide value engineering recommendations.
  • Develop bid packages, solicit subcontractor pricing, and evaluate proposals.
  • Identify scope gaps, pricing risks, scheduling concerns, and potential project challenges early in the process.
  • Assist with procurement strategies, project phasing, scheduling, and logistics planning.
  • Partner closely with operations to ensure a seamless transition from preconstruction to construction.
  • Build and maintain strong relationships with clients, subcontractors, and project partners.
  • Contribute to the continued improvement and growth of the company's preconstruction processes.

Requirements
  • 5+ years of preconstruction experience required.
  • 10+ years of overall commercial construction experience preferred.
  • Proven experience with commercial construction projects.
  • Strong estimating, budgeting, cost analysis, and pricing experience.
  • Familiarity with Design-Build, CMaR, negotiated, select bid, and hard bid delivery methods.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Experience preparing bid packages, reviewing subcontractor proposals, and coordinating vendor pricing.
  • Knowledge of constructability reviews, value engineering, and project planning.
  • Excellent communication and relationship-building skills.
  • Strong organizational skills with the ability to manage multiple deadlines and priorities.
  • Interest in developing into a senior leadership role within preconstruction.
  • Must be located in or able to reliably commute to the Lenexa, KS/Kansas City metro area.
