We are seeking an experienced
Preconstruction Manager to lead the planning and estimating efforts for commercial construction projects throughout the Kansas City market. This is an excellent opportunity for a seasoned construction professional who excels in estimating, budgeting, value engineering, constructability reviews, and early project planning.
The ideal candidate has a strong commercial construction background, thrives in a collaborative environment, and is looking to grow into a long-term leadership role within preconstruction. Projects are primarily delivered through
Design-Build, Construction Manager at Risk (CMaR), and negotiated contracts, with occasional select bid and hard bid opportunities.
Responsibilities- Lead preconstruction activities from initial project pursuit through turnover to operations.
- Prepare detailed estimates, budgets, conceptual cost models, and project pricing.
- Review drawings, specifications, and construction documents for completeness and accuracy.
- Coordinate with owners, architects, engineers, subcontractors, vendors, and internal project teams.
- Support Design-Build, CMaR, negotiated, select bid, and hard bid project pursuits.
- Perform constructability reviews and provide value engineering recommendations.
- Develop bid packages, solicit subcontractor pricing, and evaluate proposals.
- Identify scope gaps, pricing risks, scheduling concerns, and potential project challenges early in the process.
- Assist with procurement strategies, project phasing, scheduling, and logistics planning.
- Partner closely with operations to ensure a seamless transition from preconstruction to construction.
- Build and maintain strong relationships with clients, subcontractors, and project partners.
- Contribute to the continued improvement and growth of the company's preconstruction processes.
Requirements- 5+ years of preconstruction experience required.
- 10+ years of overall commercial construction experience preferred.
- Proven experience with commercial construction projects.
- Strong estimating, budgeting, cost analysis, and pricing experience.
- Familiarity with Design-Build, CMaR, negotiated, select bid, and hard bid delivery methods.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Experience preparing bid packages, reviewing subcontractor proposals, and coordinating vendor pricing.
- Knowledge of constructability reviews, value engineering, and project planning.
- Excellent communication and relationship-building skills.
- Strong organizational skills with the ability to manage multiple deadlines and priorities.
- Interest in developing into a senior leadership role within preconstruction.
- Must be located in or able to reliably commute to the Lenexa, KS/Kansas City metro area.
