Better Buzz Coffee seeks a Pre-Construction Manager!  We have robust plans for growth and this person will need to hit the ground running. The Pre-Construction Manager is responsible for visiting selected Better Buzz Coffee sites, all architectural plan coordination, the timely acquisition of permits and approvals, utility coordination, and keeping the projects on target. The position will report to our Director of Pre-Construction.   https://betterbuzzcoffee.com/ The salary range for this position is $120,000 - $135,000 annually.    Responsibilities The Job: - Visit selected site(s) and prepare a comprehensive municipal/engineering report defining critical dates and expenses for turnkey development - Assemble projects to include ground-up development and remodeling within a defined territory as set by the team - Responsible for the coordination of corporate architectural plans and in-depth review for completeness - This position will work closely with selected architects/designers/drafters to achieve a high level of drawing integrity along with expeditious completion for approval - Collaborate and negotiate with architects to gain drawings approval and coordinate final resolution back to team for final drawings - Coordinate architectural plans with civil engineering plans ensuring compatibility, responsible for submitting A/E package for review and timely follow up and approval. - Work with local landscaping companies to ensure city requirements are met at the lowest possible cost - This position will work closely with various state and city engineering, planning/zoning, DOT departments, Landlords and Developers to ensure timely acquisition of specific permits and approvals - Position may require attendance at various city meetings in or out of state - The position will be solely responsible for coordination of utility services & managing utility supplier, persuading supplier to build/install facilities that meet development timelines - Position will require full information disclosure and a hardcopy handoff to the Director of Construction at various times during the development process - Schedules on-going meetings to review critical information and timelines to determine yearly development reporting - The position will assume general Project Management duties for remodels and new-builds on an as-needed basis, and be the decision maker for the Director of Construction in their absence Qualifications - Strong organizational skills with the ability to multitask and prioritize effectively - Works with integrity and honesty - Budget minded - Ability to work with others under any circumstance - Ability to take direction and execute - Ability to persuade & negotiate with others - Ability to discuss topics with C-level executives - Engineering, construction or development background - Prior construction experience - Do what it takes to get the job done attitude - Able to visualize and explain your thoughts - Global problem solver and out-of-the-box thinker - Able to travel out of town on short notice and available 24/7 EDUCATION REQUIREMENTS - S./B.A. from an accredited college or university - 3-5 years of equivalent experience - Past hands-on construction experience is preferred
