Full Job Description
We are seeking an experienced Preconstruction Manager to lead estimating, budgeting, planning, and coordination for commercial construction projects throughout the Kansas City metropolitan area.

This role will manage the preconstruction process from initial pursuit through project handoff, developing accurate budgets, coordinating with design and trade partners, identifying risks, and establishing effective construction strategies before work begins.

The ideal candidate has a strong commercial estimating and preconstruction background and is comfortable working directly with owners, architects, engineers, subcontractors, and internal project teams.

Responsibilities
  • Lead preconstruction activities from project pursuit through turnover to operations.
  • Prepare conceptual estimates, detailed estimates, budgets, and pricing throughout design development.
  • Review architectural, structural, civil, MEP, and other construction documents for scope, cost, and constructability.
  • Perform value engineering and constructability reviews to improve project efficiency and budget performance.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and suppliers throughout design.
  • Develop bid packages, solicit subcontractor and supplier proposals, evaluate bids, and perform bid leveling.
  • Identify scope gaps, cost risks, procurement challenges, scheduling issues, and constructability concerns.
  • Assist with project scheduling, construction phasing, logistics, and procurement strategies.
  • Work closely with Project Managers and field leadership to ensure a smooth transition into construction.
  • Develop and maintain strong relationships with clients, design professionals, subcontractors, and vendors.
  • Improve estimating procedures, preconstruction workflows, and departmental best practices.
  • Support business development through client meetings, presentations, and project pursuits.

Requirements
  • 5+ years of preconstruction management or commercial estimating experience.
  • 10+ years of commercial construction experience preferred.
  • Strong experience with conceptual estimating, budgeting, cost management, and value engineering.
  • Experience with Design-Build, CMAR, negotiated, hard bid, and select bid delivery methods.
  • Ability to read and interpret construction drawings, specifications, contracts, and technical documents.
  • Experience developing bid packages and managing subcontractor and supplier pricing.
  • Knowledge of constructability, procurement, scheduling, logistics, and construction phasing.
  • Proficiency with estimating software, Microsoft Office, and construction management platforms.
  • Strong leadership, communication, negotiation, organizational, and relationship-building skills.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Must be located in or able to reliably commute to Lenexa or the greater Kansas City area.
