Portfolio Stabilization & Performance Manager

Position based in Dallas, TX

The Opportunity

This Is Not a Traditional Property or Regional Manager Role.

If you are looking for a stable, single-property assignment - this isn't it.

If you are the leader people call when a property, business unit, or operation needs to be fixed, rebuilt, or accelerated - keep reading. While multifamily experience is valuable, it is not required. We are equally interested in leaders from hospitality, retail, customer experience, operations, service, and other performance-driven environments who know how to build teams, drive accountability, and deliver results.

Barvin is hiring a high-accountability, travel-based Operations Leader to step into newly acquired, underperforming, or leadership-vacant apartment communities and drive measurable financial and operational results quickly. This is a highly hands-on leadership role. Success comes from being onsite, leading by example, engaging with residents and prospects, coaching teams, and executing the daily activities that drive occupancy, revenue, and resident satisfaction.

You establish operational discipline. You build teams. You raise standards. You drive performance. You step in and stay until the job is done - leaving behind a property, team, and performance standard that are stronger than when you arrived.

When you walk away, occupancy is higher, revenue is optimized, and accountability is embedded. This is where you make your mark.

What You Will Build

Reporting directly to the SVP of Operations, this role blends operations leadership, financial management, team development, and strategic execution across multiple assets. It is hands-on. It is autonomous. It is performance-driven.

Financial & Operational Performance
  • Drive revenue growth, leasing performance, rent optimization, and renewal strategy
  • Improve occupancy, delinquency management, and expense control
  • Execute asset business plans aligned with ownership objectives
  • Deliver measurable improvements in Net Operating Income (NOI)

Operational Stabilization & Turnaround
  • Step into underperforming or leadership-vacant properties
  • Diagnose operational gaps quickly

  • Implement30-60-90-daystabilization plans
  • Establish repeatable operating standards
  • Partner closely with Operations leadership to develop, refine, and implement SOPs that drive consistency, accountability, and scalable property performance

Team Leadership & Talent Development
  • Recruit, hire, and onboard Community Managers, Leasing Professionals, and Maintenance leaders
  • Set clear expectations and performance standards
  • Build high-performing teams that deliver strong customer experience and operational results
  • Champion excellence while empowering autonomy

Acquisition Integration & Growth
  • Support operational due diligence
  • Lead onboarding and transition of newly acquired assets
  • Standardize systems, processes, and technology adoption across the portfolio

Technology, Automation & AI
  • Leverage CRM systems, automation platforms, and AI-enabled leasing tools
  • Improve efficiency, reporting accuracy, and resident communication
  • Drive technology adoption across teams

Who Thrives Here
  • Professionals from multifamily, hospitality, retail, customer experience, military, or other service-driven environments who enjoy leading from the front, building high-performing teams, stabilizing operations, and creating immediate, measurable results.
  • Operators energized by growth, change, and travel
  • Decision-makers comfortable with autonomy and accountability
  • Leaders who think and act like owners

  • Turnaround-minded professionals who enjoy building something special
  • High-standards leaders who measure success through performance metrics

Travel & Impact

Based in the Dallas market, this is a travel-based operations leadership role supporting portfolio growth across Texas and the Southern U.S.

Each assignment is different. Each property is a new challenge. Each turnaround is a new opportunity to build something better.

For the right leader, travel isn't disruption - it's expansion. New teams. New markets. New impact.

Why This Role Matters

Barvin's growth strategy depends on operational excellence. Every acquisition, every stabilization, every portfolio improvement initiative - strong operations leadership drives asset performance.

You will not be maintaining performance. You will be creating it.

The leaders who build performance, elevate teams, and drive measurable results will have the opportunity to shape larger portions of the portfolio over time.

If you prove you can build something special, we create room for you to lead more of it.
