Director of Acquisitions

This Is Not a Traditional Acquisitions Role.

If you are looking for a desk-bound role with a defined territory and a steady deal pipeline handed to you, this isn't it.

If you are the kind of operator who can walk into a new market, build relationships from scratch, read the deal before the deck is finished, and close, keep reading.

Barvin is hiring a high-accountability, market-facing Acquisitions Director to drive deal flow and portfolio growth across Texas and into the broader Southwest and Midwest. You will source, underwrite, and close multifamily and residential assets in markets that require local credibility, deep relationship capital, and the judgment to move when others hesitate.

You build the pipeline. You work the market. You close the deal. When you walk away from a market, Barvin has a presence, a reputation, and assets that perform.

TARGET MARKETS

This role is anchored in Texas - based out of Dallas or Houston - with a mandate to expand Barvin's footprint across the Southwest and Midwest. You will be responsible for identifying, pursuing, and closing opportunities across key markets as the company's presence grows.

Texas is home base. The Southwest and the Midwest are the opportunities. As the portfolio scales, so does your reach.

WHAT YOU WILL BUILD

This role blends market development, financial analysis, relationship management, and transactional execution. It is autonomous. It is performance-driven. It is built for someone who wants to leave a mark.

Financial & Investment Performance

  • Drive deal sourcing, underwriting, and investment recommendations across multifamily and residential assets
  • Apply rigorous analytical processes to evaluate whether opportunities meet the company's investment criteria
  • Execute purchase and sale negotiations and manage financing through agency and bank debt channels
  • Deliver measurable growth in Barvin's Texas and Southwest/Midwest portfolio and Net Operating Income (NOI)

Market Development & Relationship Building
  • Establish Barvin's presence in new markets through broker, owner, operator, and attorney relationships
  • Maintain and deepen existing Texas relationships while building a credible network across Southwest and Midwest markets
  • Periodically reevaluate markets to align sourcing activity with the company's evolving investment strategy

PSA Negotiation, Due Diligence & Transaction Management
  • Negotiate a formal PSA and partner with internal and external resources to ensure terms are in the best interest of Barvin investors
  • Partner with Asset Management to complete the full diligence cycle
  • Participate in property inspections, unit walks, lease file audits, and maintenance audits as needed
  • Write clear, concise communications and present investment recommendations with conviction

THE QUALIFICATIONS
  • Bachelor's degree
  • Minimum of 5 years of relevant work history
  • Knowledge of real estate deal dynamics, submarkets, and key players
  • Intimate knowledge of target markets - having lived or worked in Texas and/or the Southwest/Midwest preferred
  • Additional consideration given to those with established broker, owner, and operator relationships across key regions
  • Must reside in Dallas or Houston as the primary base


  • Ability to travel regularly throughout Texas, the Southwest, and the Midwest required
