Portfolio Real Estate Strategy Manager will primarily act as a subject matter expert in the areas of development and re-development and maximizing value from real assets. The role will plan and deliver Strategic Real Estate optimization projects related to the sale, disposition, and/or redevelopment of real estate assets.
KEY DUTIES & RESPONSIBILITIESDevelopment of Opportunities- Initiate and develop portfolio optimization studies.
- Analyze, evaluate, present and advocate for new development or sales opportunities which support the organization goal, including office space, technical space, land, towers sites, media facilities.
- Coordinate and execute necessary due diligence: Market studies, land surveys, valuation assessments, consultant review, project costing, technical work etc. as required.
- Establish opportunity budgets for financial and strategic planning.
- Maintain an organized record of all documents, contracts and related paperwork.
- Provide consulting and subject matter expertise on Asset disposition strategies that will maximize value.
- Advocate for client in direct dealings with developers, jurisdictions and/or any other parties with respect to asset disposition opportunities.
- Provide information and support for decisions regarding material transactions support client strategies.
- Create proposals, alternatives and options for client review and approval.
- Provide assessments on third party proposals and engage with relevant internal and external stakeholders for required reviews and recommendations.
- Report regularly to senior management and others on the status of activity and planning.
- Communicate effectively and coordinate with various departments and external concerned parties (City, developers, consultants) to ensure smooth execution of real estate projects.
- Ensure that all pertinent information regarding the projects is provided to all members of the team concerned in a prompt and clear fashion.
- Ensure projects conform to BCE financial goals, municipal and partner agreements.
Stakeholder & Relationship Management- Develop and maintain a network of industry contacts, including investors, developers, brokers, municipal representatives, and consultants.
- Collaborate with Real Estate Asset Management, Legal, Finance, Operations, and external partners to ensure seamless transaction execution.
- Represent the organization in negotiations, public consultations, municipal planning discussions, and industry-related meetings.
KNOWLEDGE & SKILLS - 10+ years of progressive experience in real estate development, asset management, acquisitions, dispositions, portfolio optimization, or related real estate investment activities, including responsibility for complex transactions and stakeholder management.
- Strong knowledge of real estate disposition strategies, asset monetization, acquisition and divestiture processes.
- Extensive understanding of property valuation methodologies, market analysis, development economics, and highest-and-best-use assessments.
- Demonstrated experience negotiating complex real estate transactions and commercial agreements.
- Strong financial modeling, investment analysis, and business case development capabilities.
- Knowledge of municipal planning frameworks, entitlement processes, zoning, land development approvals, and infrastructure requirements.
- Ability to manage multiple complex projects and transactions simultaneously while balancing competing priorities.
- Strong stakeholder management and relationship-building capabilities across public and private sector organizations.
- Excellent written and verbal communication skills, including executive presentations, board materials, and transaction reporting.
- Experience utilizing CRM, transaction management, or portfolio management tools to track opportunities and disposition activities.
- Knowledge of commercial, industrial, office, land, telecommunications, or infrastructure-related real estate assets is considered an asset.
This is a regular, full-time position with a salary range of $96,322 - $120,402 per annum. The starting salary will be based on the successful candidate's competencies, including but not limited to experience, education and performance related to this role.
