Full Job Description
Position Summary:

We are seeking an analytical and detail-oriented Portfolio Manager to join our Servicing team, supporting the ongoing surveillance and performance management of our construction loan portfolio. This role will provide portfolio-level visibility through data analysis and reporting, identify emerging risks and trends, and ensure appropriate follow-up and action is occurring across the teams responsible for servicing and managing each loan.

The Portfolio Manager will serve as a central point of oversight within Servicing, monitoring portfolio performance, identifying areas requiring attention, and tracking key deliverables through resolution. This role will work closely with Construction Monitoring, Asset Management, Special Servicing, and other cross-functional partners to drive accountability, ensure timely action on portfolio issues, and provide leadership with clear visibility into the health and performance of the portfolio.

Essential Duties & Responsibilities:

Portfolio Analytics & Surveillance
  • Analyze loan and portfolio-level performance to identify trends, exceptions, emerging risks, and areas requiring additional attention.
  • Monitor key performance indicators across the portfolio, including construction progress, loan maturity, covenant compliance, borrower performance, sell-out/lease-up activity, and other credit or project-level metrics.
  • Maintain portfolio reporting, dashboards, risk ratings, and watchlist information to ensure accurate and timely visibility into portfolio performance.
  • Identify loans or trends that require escalation and provide clear analysis and recommendations to senior leadership.
  • Prepare recurring and ad hoc portfolio analysis for internal stakeholders and leadership.


Portfolio Oversight & Accountability
  • Track key action items, deliverables, and remediation plans across the portfolio and ensure responsible teams are following through within established timelines.
  • Identify gaps, delays, or inconsistencies in portfolio management activities and work with the appropriate teams to drive resolution.
  • Facilitate regular portfolio and watchlist reviews, ensuring open items have clear owners, next steps, and timelines.
  • Monitor higher-risk or underperforming loans and ensure appropriate escalation and intervention occurs when necessary.
  • Provide visibility to leadership and investors on outstanding issues, recurring trends, and areas where additional attention is required.


Cross-Functional Partnership
  • Work closely with Originations, Underwriting, Construction Monitoring, Capital Markets, Asset Management, and Special Servicing to maintain end-to-end visibility into loan performance.
  • Partner with functional teams to improve the quality, consistency, and timeliness of portfolio data and reporting.
  • Support enhancements to surveillance processes, reporting, policies, and procedures.


Requirements:
  • 4+ years of experience in portfolio management, construction lending, credit, underwriting, asset management, surveillance, or a related real estate lending function.
  • Strong analytical skills with the ability to identify trends, exceptions, and risks across a portfolio.
  • Proficient in leveraging AI large language models, including building custom agents and AI-driven projects/workflows.
  • Experience analyzing loan, borrower, construction, or real estate performance data.
  • Strong understanding of credit and the real estate development/construction lifecycle.
  • Ability to independently manage portfolio reporting and follow issues through resolution.
  • Strong Excel and data analysis skills; experience working with dashboards or business intelligence tools preferred.
  • Strong communication skills with the ability to drive accountability across teams without direct reporting authority.
  • Highly organized with the ability to manage multiple priorities, deadlines, and stakeholders.


Work Environment:

This is a hybrid position which requires in-office reporting to Anchor's Thousand Oaks office on Tuesday, Wednesday, and Thursday. Remote work is optional Monday and Friday.

Compensation:

The base pay range for this position is $75,000 to $90,000 per year, plus annual discretionary bonus based on performance of the individual and company.
