DescriptionGENERAL SUMMARY:We are looking for a Plant Operations Manager to oversee the smooth and timely deliver of campus-wide services In the areas of maintenance, repair, refurbishment, upgrades and new construction. This position reports to the Director of Plant Operations and ensures that all projects are compliant with regulatory requirements and Piper Shores service and production standards.
This is a Leadership role which is eligible for an annual performance bonus of up to 8%.

ESSENTIAL JOB DUTIES:- Serves as first point of contact and main controller of on-site projects by delegating task responsibility and managing vendors for project completion as needed.
- Serves as department leader in the absence of the Director.
- Is accountable for ensuring that campus-wide refurbishments are completed on time and within budget.
- Maintains compliance with life safety requirements in the Holbrook program areas.
- Facilitates campus-wide fire and disaster drills as required by CMS and Maine DHHS.
- Establishes routine and preventative maintenance schedules for all equipment and buildings. Inspects equipment and systems regularly for proper functioning and safety.
- Provides coverage for Plant emergency calls to facility during non-business hours.
- Oversees all facility and equipment/machine related performance, maintenance, and purchases; oversees applicable licenses and permit requirements and renewals.
- Participates in controlling job costs, maintains pertinent records and reports.
- Serves as a member of the Leadership Team, attends monthly meetings and off-site retreats, contributing to the overall strategic and tactical goals of the organization.
- Provides direct supervision to HVAC Tech, the Electric Tech and the Systems Operations Tech. providing coaching, mentoring, development and disciplinary action if needed.
- Actively promotes staff participation and involvement in the day-to-day operations and decision making of the Community.
- Communicates with team members to ensure they are fully informed regarding any questions that might be asked by residents and their families, as well as prospective residents and their families.
- Along with the Director, develops, maintains, and periodically updates written policies and procedures that govern the day-to-day functions of the department.
- Participates in rotating Manager on Duty coverage along with other Leadership Team members.
QUALIFICATIONS:- Bachelor's Degree in Engineering or related field preferred. Candidates with combination of education/work experience equivalent to a 4-year degree in facilities management/engineering may be considered.
- 5-7 years of progressive experience in plant and/or residential maintenance required, with at least two years of supervisory experience.
- Minimum of 5 years' experience in project management including, capital budgets ranging from 3-5 million.
- Working knowledge of integration of facilities systems and controls, i.e., HVAC, Chillers, diagnostics, PC-generated facilities temperature controls, etc.
- Proficiency with MS office suite. PC proficiency to perform internet searches, maintain records, order parts, conduct correspondence and prepare reports.
- Knowledge of fire safety, SDS, OSHA regulations, and related life safety areas.
- Excellent customer service skills, including desire and ability to work with senior population.
- Must be highly organized and able to manage multiple priorities.
- Ability to work independently as well as in a team setting.
- Ability to read, write instructions, and communicate effectively with residents, staff members, and contractors in English.
- Maintain a valid driver's license, and good driving record, as recognized by the State of Maine.
