The Operations Manager leads all operational aspects of a market or portfolio of commercial properties. This role is responsible for the planning, process, execution, and budgeting of assigned operations, and may work independently or direct a team of operations professionals.
Essential Duties and Responsibilities- Manage the completion of all assigned operational functions and tasks; ensure assigned teams resolve problems promptly and in compliance with LPC, client, and regulatory requirements; follow up to ensure service quality meets prescribed standards.
- Manage, review, and approve invoices as needed; oversee the accounts payable process to ensure prompt and accurate processing in accordance with the management agreement, client requirements, LPC policies, and applicable approval authorization limits.
- Direct and control the preparation and delivery of timely, accurate, and insightful monthly reports according to client and/or company requirements.
- Develop, direct, and control annual budgets for operating and capital expenses consistent with client and company requirements.
- Maintain oversight of contracted terms that impact the financial performance of the asset or company; report as required on expirations, covenants, restrictions, and other encumbrances that drive decision-making and asset value.
- Responsible for coordination of lease administration with the lease administrator and accounting; review lease set-up, lease changes, and reporting; provide final approval per client and/or company requirements.
- Coordinate tenant move-ins and move-outs, including pre- and post-occupancy inspections with tenants and management teams; ensure vacant spaces remain in "tour ready" condition; ensure teams properly document and communicate with tenants and follow up as needed to ensure a successful transition.
- Direct sourcing and procurement activities to effect optimal operations at assigned properties; deliver detailed bid analysis and recommendations to clients that drive value; manage quality of vendor service delivery to ensure contract compliance and desired value.
- Manage performance of monthly or more frequent property and facility inspections; ensure preventative maintenance systems and scheduled maintenance meet industry requirements; recommend and/or approve alterations, maintenance, and reconditioning as needed; contract for and coordinate vendor services as required.
- Document plans and preparations for emergency response using company or client formats; ensure resources, supplies, and backups are in place to effectively recover from adverse events; orchestrate drills and other training as required.
- Coordinate and lead the daily and long-term activities of the team; establish work schedules, assign tasks, and cross-train staff; establish and track staff and department deadlines to meet client and company objectives; mentor and coach as needed.
- Elevate team performance through subject matter expertise and suggestions to improve systems, processes, and procedures; champion business cases for improvement as appropriate.
- Provide formal supervision to assigned team; oversee recruiting and hiring of new employees; monitor the training and development of staff; conduct performance evaluations and coaching.
- Perform other duties and responsibilities as assigned.

- Bachelor's degree (BA/BS) preferred with a minimum of 3-5 years of related experience and/or training; in lieu of a degree, a combination of experience and education will be considered.
- Advanced skills with Microsoft Office Suite, including Excel.
- Excellent written and verbal communication skills; ability to clearly and effectively convey complex topics with a positive tone to achieve operational and relationship objectives.
- Ability to comprehend, analyze, and interpret complex documents; ability to solve problems involving several options in situations; requires advanced analytical and quantitative skills.
- Requires advanced knowledge of financial terms and principles; ability to forecast outcomes, prepare budgets with long-term capital plans, and deliver insightful variance reports; may prepare or draft recommendations for cost/benefit propositions, ROI analysis, and other business proposals.
- Strong organizational skills that deliver timely results and influence the productivity of the team.
- Experience with commercial office, retail, and industrial properties highly preferred.
- Fundamental leadership experience or significant collaborative contributions within a high-functioning team.
