Full Job Description
This role oversees the acquisition, management, leasing, and disposition of real estate assets for the company, ensuring alignment with organizational goals, long-range planning, and compliance with regulations. This role is critical to optimizing the company's real property portfolio to enable the delivery of reliable public utility services. Additionally, this role requires proactive collaboration with local economic development agencies, including Chambers of Commerce, the JAXUSA Partnership, and other regional stakeholders. This role combines strategic real estate management with active community and economic engagement to drive mutually beneficial outcomes.

  • Develop and implement strategies to manage the company's real estate portfolio to maximize value and operational efficiency.
  • Identify and evaluate potential real estate acquisitions and manage the sale or lease of surplus properties to meet organizational needs and goals.
  • Negotiate and manage lease agreements, ensuring favorable terms and compliance with legal requirements.
  • Ensure all real estate transactions comply with JEA's real property procurement directive, local, state, and federal regulations. Mitigate risks associated with property ownership, use, and leasing.
  • Foster and maintain strategic relationships with local economic development agencies, such as Chambers of Commerce, the JAXUSA Partnership, and regional stakeholders, to align the company's real estate initiatives with broader community and economic growth goals.
  • Work closely with internal departments, external consultants, and governmental agencies to ensure alignment of real estate initiatives with organizational goals.
  • Prepare and manage budgets related to real estate operations and transactions.
  • Maintain accurate records of real estate assets and provide regular reports to senior management on portfolio transactions and opportunities.
  • Plan, organize, train, coach, direct, and evaluate the performance of assigned staff, establishing performance requirements and personal development targets, monitoring performance, and providing direction for performance improvement and development.
  • Participate in JEA's strategic planning processes.
  • Participate in the development of team goals and objectives; develop tactical plans to achieve success and manages the tracking of progress and execution.
  • Stay abreast of and complies with local, state, and federal legal requirements by studying existing and new legislation.
  • Provide leadership and example in meeting JEA's safety and wellness goals.
  • Perform other job-related duties as assigned.


Qualifications

Education: A bachelor's degree in real estate, business administration, finance, or a related field (master's degree preferred)

AND

Experience: Eight (8) years of experience in real estate management, preferably within the public or utilities sector;

OR equivalent combination of education, experience, and/or training.

License/Certifications/Registrations:

A valid driver's license is required prior to employment and must be maintained during employment in this classification.

The minimum salary for this position is $108,750 annually. Compensation will be determined based on education, licenses, certifications, skills, experience, and alignment with salaries for similar roles within the organization.
