Role Impact:

The Manager, Security is responsible for managing the Security program at a high-profile, mixed-use urban property. Reporting to the Senior Manager, Security & Life Safety, this position is tasked with managing all operational aspects of the Security Department. The Manager, Security will focus attention on maintaining company standards and industry leading practices in the areas of Emergency Management, Operational Management, Personnel & Staffing, Budget & Administration, Health & Safety and other relevant Security Department functions. A critical component of this position is quality assurance to ensure overall compliance with required standards. A significant responsibility of this role is the implementation, upkeep and testing of emergency response plans to ensure the property is adequately prepared to deal with a wide range of potentially adverse incidents.

What you will deliver:

  • Assist in developing and maintaining emergency management plans including the Fire Safety Plan, Emergency Response Plan (including Evacuation Plan) and Business Continuity Plan
  • Develop, schedule and oversee monthly emergency drills and develop and conduct an annual fire evacuation drill
  • Ensure emergency contact lists (i.e. staff, tenants, suppliers, authorities) are maintained and up-to-date
  • Collaborate closely regularly with tenants in relation to emergency preparedness and response
  • Ensure security personnel are trained in and aware of relevant emergency-related protocols at the property
  • Ongoing management to ensure all aspects of the Security program are assessed and updated regularly to remain current with Cadillac Fairview standards and industry practice, and to continually achieve operational and fiscal efficiency.
  • Develop, implement and monitor operational procedures, processes and standards to facilitate ongoing and effective Security Management practice.
  • Provide ongoing support and counsel to tenants on security-related issues.
  • Contribution towards Property Action Plans and management of follow-up actions to the property Security Risk Assessment (SRA) to ensure identified issues are addressed in an expedient and prioritized manner.
  • Establish, maintain and use key, property-level contacts (internal and external) and through regular interaction, provide and maintain a high level of security service at the property.
  • Management of security-related work projects, with an emphasis on continuous improvement and maximization of value.
  • Contribute towards future planning, maintenance, expansion, and integration of security-related systems and technology within the facility to ensure ongoing high standards, and cost-effective service.
  • Maintain positive and constructive relationships with internal contacts by providing timely and accurate support as required to ensure open communication is fostered between all levels of management.
  • Make presentations from time to time for tenants, internal and other partner groups.
  • Identify security incident trends and follow up to ensure appropriate security response.
  • Respond to calls for service and security-related incidents as required, and conduct other operational duties as assigned by the Senior Manager, Security & Life Safety.
  • Be prepared to act on behalf of the Senior Manager, Security & Life Safety if requested in the event of absence or in emergency situations.
  • Contribute to the setting of individual and team objectives within the Security Department and personally ensure these are achieved to a high and consistent standard.
  • Manage the activities of employees to ensure the timely and effective achievement of departmental goals and objectives, within prescribed policies, procedures and standard business practices; and
  • Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes.
  • Administer the collective agreement and/or security manpower contract and ensure Security Supervisors receive proper training and ongoing direction in this regard.
  • Planning and oversight of all Security Department training and education in line with company and industry standards.
  • Contribute towards and administer Security Department operating and capital budgets and associated financial reporting. Optimize revenues and expenditures to demonstrate maximum value for the property.
  • Manage the administration of major service contracts for the Security Department and ensure contractor compliance to agreed-upon standards.
  • Prepare, review, distribute and file daily memoranda, staff records, correspondence and other pertinent communications
  • Receive and confirm invoices, and submit Request for payment for services rendered
  • Prepare, implement and monitor new revenue-generating or cost-cutting ideas for the Security Department.
  • Involvement in Joint Health & Safety Committee (JH&SC) and support of JH&S program to ensure occupational safety is prioritized and effectively practised throughout all areas of property operations.
  • Ensure security personnel are properly qualified, experienced and trained to be classified as "competent workers" as defined by EH&S legislation
  • Assist the Joint Health and Safety Committee (where applicable) in conducting accident investigations and organizing necessary EH&S training courses for CF employees
  • Assist others in conducting regular inspections and risk assessments in common areas and tenant leased premises

What you need to succeed:

  • College diploma in Law Enforcement and/or Security Administration;
  • A minimum of 5 years working in a commercial real estate security environment, ideally in positions of increasing responsibility - or equivalent work experience
  • Valid certification in First Aid, CPR and WHMIS
  • Valid Provincial Security License
  • Sound knowledge of industry techniques and emergent trends in Security Management
  • Understanding of property management and property Security & Life Safety needs
  • Good working knowledge of collective agreements and security manpower contracts
  • Proficient in basic accounting including the development and administration of capital and operational department budget
  • Digital literacy in Word, Excel, Powerpoint, Goggle Suite
  • Some knowledge of security technology (i.e. CCTV, Access Control, Intrusion) and other security-related systems)
  • Knowledge and understanding of applicable federal, provincial and municipal legislation and regulations in the area of Security Management


Starting base salary for this job level may range from $68,610 to $91,480. The actual base salary offered will consider several factors including, but not limited to the role, experiences, skills & qualifications, location, market and internal considerations; with this context, CF reserves the right to pay above this range.
