Full Job Description
We are seeking a highly motivated, self-driven, analytical Operations Accounting Manager. This position will be responsible for the property accounting for a portion of the Company's office portfolio consisting of approximately 5 million square feet and 35 buildings and will oversee an accounting team of approximately 7 team members. You will play a key role in the evaluation of all existing processes and procedures, benchmarking against best practices and making recommendations to Senior and Executive Management to implement best practices. This position reports to the Senior Director, Operations Accounting.

  • Minimum of 3- 5 years of progressive accounting experience, including leadership or supervisory responsibilities.
  • Strong knowledge of U.S. GAAP and accounting principles.
  • Experience managing month-end and quarter-end close processes in a complex business environment.
  • Demonstrated experience in financial reporting, account reconciliations, accrual accounting, variance analysis, budgeting, forecasting, and operational accounting activities.
  • Proven ability to analyze financial results and communicate insights to management.
  • Experience leading automation, systems optimization, and process improvement initiatives that improve efficiency, accuracy, and internal controls.
  • Strong organizational skills with exceptional attention to detail and the ability to manage multiple priorities in a deadline-driven environment.
  • Proven leadership, coaching, and staff development skills, with a track record of building high-performing teams.
  • Excellent verbal and written communication skills, with the ability to establish strong working relationships across departments and levels of management.
  • Experience with ERP systems, financial reporting tools, and accounting technology platforms.
  • Experience in commercial real estate, property accounting, lease accounting, or related industries is a plus, but not required.


Summary of Responsibilities

An essential function of this position is regular and predictable attendance. The core responsibilities of this position include, but are not limited to the following:

Monthly, Quarterly, and Annual Financial Reporting
  • Manage the monthly, quarterly, and annual financial close processes, ensuring accurate and timely financial reporting.
  • Review account reconciliations, journal entries, accruals, and supporting analyses.
  • Perform and oversee financial statement fluctuation analyses and communicate key business drivers to management
  • Prepare and review financial analyses and reporting schedules that support quarterly and annual reporting requirements.
  • Day-to-day management and oversight of the Operations Accounting Team functions for assigned portfolio including month-end and quarter-end close, lease review and interpretation, property level variance analysis including evaluation of straight-line rent, balance sheet reconciliations, working with finance on budgets and forecasts, and working with the Financial Reporting team on quarterly and annual financial reporting supporting schedules.
  • Manage CAM reconciliations and annual CAM processes for assigned portfolio using Yardi Advanced Recoveries. This includes, but is not limited to, budgets, true-ups, and annual reconciliations.
  • Ensure compliance with company accounting policies, internal controls, and documentation standards.
  • Serve as a trusted accounting business partner to operational and corporate stakeholders by providing timely financial guidance and analysis.

Collaboration and Staff Development
  • Lead, mentor, develop, and evaluate direct reports to support employee growth and team effectiveness.
  • Foster a culture of accountability, continuous improvement, and operational excellence.
  • Partner closely with Finance, Financial Reporting, Tax, FP&A, Legal, Operations, and executive leadership on accounting matters and strategic initiatives.
  • Coordinate with internal and external stakeholders to ensure timely completion of accounting and reporting activities.

Process Improvement and Other Responsibilities
  • Evaluate and optimize accounting systems, reporting tools, and technology solutions to improve efficiency and scalability.
  • Identify opportunities to streamline workflows, standardize processes, and implement best practices across the accounting organization.
  • Develop and maintain accounting policies, procedures, and process documentation to support consistency, training, and operational effectiveness.
  • Participate in special projects, business initiatives, and system implementations as needed.
  • Other duties as assigned.

At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $110,000 and $130,000 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
