Full Job Description
Position Summary:
We have an exciting opportunity to join our team as a Manager-HVAC Operations.

In this role, the successful candidate supervises all activities of the HVAC Shops, including direct supervision of two foremen and up to 24 mechanics and helpers. The individual is responsible for ensuring code compliance for all HVAC systems and associated equipment and for overseeing the operation, maintenance, and reliability of all heating, ventilation, and air conditioning systems across the hospital campus.

The candidate directs the day-to-day activities of union shop staff; retains and supervises outside contractors and HVAC consultants; and implements maintenance requests from clients, other maintenance supervisors, and project managers. Responsibilities also include performing shutdowns, startups, and testing of chiller and fire standpipe systems to ensure the safe, efficient, and uninterrupted operation and maintenance of plant systems. In addition, the candidate performs startup and commissioning activities for new and existing HVAC and control systems.

This role ensures safe, compliant, and efficient HVAC performance in support of patient care, clinical operations, infection control, and regulatory requirements. The manager oversees HVAC technicians, coordinates preventive and corrective maintenance, and partners with clinical, facilities, and safety teams to maintain optimal environmental conditions in a 24/7 healthcare setting.

Job Responsibilities:
  • Demonstrates knowledge of the organization's Service Standards and incorporates them into the performance of duties.
  • Work Planning / Long-Term Goals -- Assists in planning and development of staff to address current problems and anticipated future issues.
  • Participates in departmental work planning and goal setting for the coordination of short-term work efforts and long-term projects such as capital improvement.
  • Maintenance of Engineering Equipment -- Assists with the continuous operation and maintenance of HVAC systems. Handles emergency problems, breakdowns, and other unanticipated events that may affect the life safety of patients, staff, and visitors.
  • Project Management -- In conjunction with the Director of Energy, Operations Managers, Project Managers, and outside consultants, manages in-house HVAC projects.
  • Staffing/Supervision & Development of Shop Personnel -- Assists the Director of Operations in maintaining a high-quality staffing level for the shop, providing performance evaluations, personnel counseling, and support in the preparation of shop budgets.
  • Supervision of Staff Activities -- Responsible for the actions and work of staff members in the HVAC and Building Automation shops.
  • Schedule of Staff -- Assists in establishing employee work hours, including overtime, vacation approvals, sick time, and coverage needs. Also monitors foremen shop performance.
  • Oversees the daily operation, preventive maintenance, and repair of hospital HVAC systems, including air handlers, fan coils, air compressors, steam stations, and exhaust fans.
  • Works with the foreman and HVAC mechanics to order materials needed for maintenance.
  • Coordinates equipment shutdowns with space occupants and Infection Prevention and Control for maintenance activities.
  • Supports construction projects by coordinating HVAC tracing, shutdowns, and capital recharges.
  • Responds to HVAC emergencies and system failures, providing after-hours and on-call support as required.
  • Monitors system performance and energy usage; identifies opportunities for optimization and cost savings.
  • Promotes a strong culture of safety, accountability, and continuous improvement.
  • Conducts performance evaluations and supports ongoing technical training and certification.
  • Ensures compliance with healthcare and life safety standards, including:
    • Joint Commission (TJC)
    • ASHRAE standards, including healthcare ventilation requirements
    • NFPA codes
    • Local, state, and federal regulations
  • Maintains accurate documentation for inspections, audits, and regulatory surveys.
  • Ensures compliance with all medical center policies and procedures, including payroll and regulatory training.
  • Assists with capital planning, equipment replacement, and HVAC system upgrades.
  • Manages HVAC maintenance budgets, parts inventory, and vendor contracts.
  • Utilizes computerized maintenance management systems (CMMS) to schedule and record work performed.
  • Manages staff in accordance with collective bargaining agreements.
  • Performs other duties as assigned.

Minimum Qualifications:
  • Engineering Bachelors Degree
  • 4-6 years experience in industrial/commercial HVAC systems, piping, fluid flow, electronic/pneumatic control systems, HVAC and Building Automation Commissioning
  • 2 years of union trade supervisory experience
  • Familiarity with all types of mechanical electrical, plumbing systems, building automation systems, energy conservation programs, utility distribution, management/supervision in a union shops environment
  • Ability to function in stressful situations and respond to emergency conditions.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $84,577.93 - $145,897.01 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
