Summary

The Manager of Real Estate & Facilities is responsible for managing and overseeing all real estate and facilities activities within the APS real estate portfolio including strategic planning, budgeting, real estate acquisition/disposition, financial analysis, lease negotiations, design and construction, delivery of routine facilities services, preventive/corrective building maintenance and execution of move services. Working collaboratively with internal APS departments and stakeholders, this position maintains a highly visible corporate presence of real estate and facilities functions and continually seeks opportunities to optimize the company's real estate portfolio, improve operations, increase quality and realize cost savings. Responsible for leading and developing individuals and teams by leveraging company processes and tools that involve staffing, training, supervising, coaching, and performance management to achieve optimal department performance.

Minimum Requirements

  • A four year Bachelor's degree in Business, Real Estate, Facilities Management or other job-related discipline from an accredited college or university plus eight (8) years progressive experience in corporate real estate planning, facility operations and maintenance management, facility design and construction, financial analysis and/or transaction management.
  • In lieu of bachelor's degree, combination of college coursework and experience in corporate real estate planning, facility operations and maintenance management, facility design and construction, financial analysis and/or transaction management equaling 12 years is required.
  • Minimum of three (3) years of supervisory/management experience.

Major Accountabilities

1) Establishes departmental priorities and strategy that align with company goals and objectives. Fosters a strong relationship with the rest of the organization to ensure Real Estate and Facilities services align with the evolving needs of APS. Interfaces with executives and external stakeholders and political figures to discuss facilities and related projects, initiatives and service levels. Completes financial analyses, prepares business cases and presents recommendations for Real Estate and Facilities opportunities and projects.

2) Manages performance of Real Estate and Facilities staff, including recruitment, development, coaching, discipline, recognition and training.

3) Drives real estate standards and workplace policy to attain and maintain best-in-class portfolio utilization and productivity and to develop energizing, effective and efficient work environments.

4) Oversees the strategic development and on-going maintenance of the 10-Year Real Estate and Facilities Long Range Forecast (LRF). Socializes LRF and maintains alignment with key business stakeholders and partners as organizational business plans and strategies evolve.

5) Directs all facility and site-related capital projects in support of annual business plans and the longer range portfolio master plan which includes oversight of project initiation, requirements gathering, design, management approvals, costing, scheduling, execution and post project review of projects ($5k to $50M+). Projects include, but are not limited to, equipment/system renewals, new facilities, renovations and expansion of existing properties.

6) Responsible for the development of the annual Real Estate and Facilities O&M budget with accountability for executing against this budget by managing spending and identifying cost reductions and savings opportunities.

7) Directs facility operations and maintenance programs and priorities through the use of asset management best practices, life cycle costing, performance measurement and resource planning. Establishes departmental metrics and KIPs to measure operational performance and effectiveness. Benchmarks information with the industry and national Facilities community. Maintains, measures and reports on building system health through the use of Facility Condition Indices (FCI).

8) Directs the development and implementation of service level agreements to support financial objectives and maintain customer satisfaction. Oversees third party relationships and quality of operational services delivered to the company which include, but are not limited to janitorial services, carpet/floor cleaning, food services, mail/courier services, landscaping and grounds maintenance, weed control, pest control, parking lot sweeping, snow removal and fire/life safety maintenance.

9) Responsible for managing and maintaining Real Estate and Facilities Business Continuity Plans to ensure any potential business interruptions that may occur during an event are minimized. Supports enterprise emergency operations and incident command needs as needed.

10) Identifies and implements sustainable solutions that align with company strategies and objectives.

11) Builds and maintains appropriate communication with industry colleagues, as well as external resources and authorities to ensure APS is compliant with all applicable local, state and federal regulations as well as internal, regulatory and corporate requirements.

12) Identifies, develops and implements process improvements based on industry best practices.

Hybrid: Employees in hybrid roles work both in their home offices (virtually) and alongside their colleagues (in person).

In order for employees to build strong relationships and to promote meaningful in-person interactions, hybrid employees are expected to work about 40% of their time in-person at an APS or other (non-home office) location.
  • Employees are expected to reside in Arizona (or New Mexico for Four Corners-based employees).
