Position Summary:The Construction Manager II manages tenant improvements and capital upgrade projects, overseeing annual construction values ranging from $10M to $20M. This leadership role oversees the full project lifecycle-including budgeting, value engineering, contracting, and scheduling-while guiding diverse project teams. Additionally, this role will advise internal stakeholders on constructability, cost-management, and strategic buyout strategies to ensure all business objectives are successfully achieved.
Key Responsibilities:- Lead Tenant Improvement (TI) from concept through closeout, serving as primary liaison among tenants, leasing, property management, architects, engineers, and contractors
- Manage budgets, contracts, and financial controls, including cost estimates, lease TI structuring, bidding, pricing approvals, invoices, and change orders
- Oversee design and technical execution, including space planning, engineered drawing review (Mechanical, Electrical, and Plumbing), constructability reviews, and value engineering
- Control schedules and construction performance, developing critical path schedules, monitoring quality and progress, and managing high-volume projects
- Mitigate risk and ensure compliance by documenting delays/exposures, protecting company interests, supporting due diligence, and administering contractor relationships.
- Collaborate with internal teams to clearly communicate project timelines and obstacles, safeguarding timely rent commencement
Additional Skills:- Proficient knowledge of commercial Mechanical, Electrical, and Plumbing engineering and construction document plan review.
- Technical proficiency in MS Office, Google Office Suite, MS Project, and Bluebeam
Preferred Education:- Bachelor's Degree (or equivalent experience)
Preferred Years of Relevant Work Experience:- 5+ years of experience in tenant and capital improvement construction, with expertise in value engineering, proposals, budgets, pay applications, tenant billings, and coordinating with Authority Having Jurisdictions.(AHJs), utilities, and third parties for approvals and project execution.

- Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
Minimum Qualifications / Other Expectations: Compensation:Base Pay Range: $106,500.00 - $142,800.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
