About the Opportunity
This is an opportunity for a Leasing Manager to oversee all leasing efforts for a 400+ unit residential portfolio in Manhattan. The ideal candidate has experience with luxury rentals, new leases, renewals, and marketing high-end properties.

Role & Responsibilities

Vacancy List
  • Maintain and distribute vacancy lists to outside brokers (3x weekly)
  • Recommend pricing for vacant apartments to SVP
  • Ensure all unit details (layout, size, amenities, etc.) are accurately reflected
  • Distribute owner-paid commission schedules
  • Review and coordinate broker commission invoices for approval

Application Processing
  • Ensure all required documentation is complete
  • Run credit and housing court checks
  • Verify employment and review applications
  • Approve or reject applicants
  • Enter applications into database and maintain organized records
  • Issue legally required denial letters when applicable

Lease Signings
  • Schedule and conduct lease signings
  • Prepare lease packages, including riders
  • Respond to tenant questions regarding leases and buildings
  • Distribute tenant contact information
  • Coordinate with building staff on new move-ins

Lease Processing
  • Submit leases for internal and ownership approval
  • Distribute relevant lease documentation to accounting and support teams
  • Maintain complete tenant files and records
  • Input all tenant information into systems (PMAS/Contacts)
  • Track new lease activity and maintain reporting

Assignment & Sublet Processing
  • Manage application, screening, and approval process
  • Prepare and execute all required documentation
  • Conduct signings and respond to inquiries
  • Coordinate with building staff and update records accordingly

Apartment Pricing
  • Recommend pricing for vacant units
  • Review and adjust renewal pricing with SVP
  • Monitor market conditions and competitive positioning

Lease Renewal
  • Negotiate renewals within approved parameters
  • Coordinate execution of renewal leases

Application Fees & Financial Tracking
  • Track and submit application fees to Accounts Receivable
  • Invoice brokers for outstanding fees
  • Coordinate with accounting on payments and records

Broker & Applicant Relations
  • Handle all inquiries from prospective tenants and brokers
  • Maintain strong relationships with brokerage community

Market Analysis & Portfolio Awareness
  • Conduct comps and track market trends
  • Shop comparable buildings and new developments
  • Provide feedback on portfolio performance, renovations, and positioning
  • Maintain deep familiarity with building layouts and inventory
Performance Expectations
  • Complete all responsibilities accurately and in a timely manner
  • Maintain strong relationships with tenants, brokers, and internal teams
  • Stay fully informed on portfolio and market activity
